We have purchased a trapezoidal plot of land (874 sqm (9400 sq ft)) and are now faced with the task of efficiently placing a house (approx. 10 x 12 m (33 x 39 ft)) and a double garage on the property.
The north side borders a state road (top). The driveway to the property is from the south side (bottom).
We are still quite unsure and would appreciate your ideas and advice.

Yes, we are in Bavaria. The red strip is an existing hedge that serves as noise protection.
The zoning plan / building permit is available and specifies a pitched roof with a slope of 42-44 degrees and a knee wall height of 50 cm (20 inches).
The floor plan is still in the planning stage but not finalized yet, as it also depends on the placement of the front door. (approx. 180 m² (1,938 sq ft) of living space).
