Development Plan / Restrictions
Plot size: 870 m² (9,375 sq ft)
Slope: 3% over 22.9 m (75 ft)
Number of parking spaces: minimum 4 + garage
Number of floors: 1
Roof style: hipped roof, 28 degrees
Design style: undecided
Orientation: terrace facing south/west
Homeowner Requirements
Number of residents, ages: 2 persons, children planned, 28 and 29 years old
Guests per year:
Number of dining seats: 2, with a small breakfast nook planned in the kitchen
Fireplace: yes, with external air supply (drain pipe under the floor slab)
Garage, carport: Garage with utility room approx. 37 m² (400 sq ft), carport 36 m² (387 sq ft)
House Design
Planner: DIY with implementation by architect
What do you like most? Why?: The long sight lines filled with natural light.
What do you dislike? Why?: Folding stairs in the children's room, but it has to be somewhere. In the hallway it would be too prominent.
Price estimate from architect/planner: 330,000 € without kitchen, fireplace, carport, and landscaping
Preferred heating system: air-to-water heat pump
If you have to give up anything, which details/extensions
-can you do without: carport
-can’t do without: garage
What is the most important / fundamental question about the floor plan in 130 characters?
Are there any experiences with the Vaillant flexotherm exclusive with uniSTOR 300 l (79 gal)?
Vinyl flooring or parquet?
Ceiling spotlights in the hallway loft from Werkaus, or better to install yourself?
I would really appreciate tips and your opinions about the floor plan!
Best regards, Eckert

You are using the word competence in the wrong context.
Even Viebrockhaus, with their tent and the 3-month promise, sometimes has mold behind kitchen cabinets and bathroom mirrors… that has nothing to do with competence. Viebrockhaus is very competent.
Maybe you should start by speaking from experience 😉 Then I will share my very recent experience. After almost exactly 5 months of construction, we have moved in. Although the interior doors are still missing due to delivery problems, that is secondary. The indoor humidity levels in the rooms are between 50 and 60 %.
So it is definitely possible to build a well-habitable house without mold issues within 6 months.

The mold only appears later. After moving in. We built with the same manufacturer as @motorradsilke,
we have been living here for 2.5 years, construction time 8 months, solid construction without mechanical ventilation system,
we have no mold in the house,
but we do have a hedgehog in the garden. 😉

That is almost unprofessional considering the drying time. This refers to a promised construction period of 6 months, which the client relies on.
If people keep focusing on this, I’ll provide 2-3 more responses, but now it’s no longer relevant to the topic.
I think it’s great if you had good experiences with your general contractor. But so far, very few people who praised their builder have reported defects here. Those you usually read about in another forum.
For me personally, it’s about floor plan designs and pointing out what to watch for, especially when relying on certain statements:

The stated construction time is 6 months, starting from the approval of the building permit / planning permission. Within the 12 months we have fulfilled our part. If it takes longer, it is the fault of the builder and does not justify the expiration of the price guarantee. Has your hedgehog already built its winter nest?

The mold only develops later, after moving in. That is clear. But only with excessively high humidity. The point was your statement that a 6-month construction period would be unrealistic because of drying time. With good planning by the general contractor, that is not the case. It could even have gone a bit faster.
