Hello everyone,

what are your current experiences with delivery times / installation periods for timber frame houses?

We had a conversation yesterday with a prefabricated house company that can only start installation in Q4 2023. That’s 2 years! At least they offer a generous fixed price guarantee for 24 months...
That means I would sign the construction contract now and could already take out the loan. Typically, the interest-free loan availability period is 12 months, which means I would have to pay rent plus interest for about a year and still hope the house is delivered within the 24-month fixed price guarantee, otherwise it will become even more expensive...
Is that normal? The seller said this is usual given the current building material situation, and that you should be suspicious of any manufacturer promising shorter delivery times. I know that’s obviously a marketing argument, but it did make me a bit uneasy...

That’s why I wanted to ask what installation or delivery times you have been told?

We have already been in contact with other prefab house manufacturers who guaranteed delivery within 8 months after obtaining the building permit / planning permission. Well, it would be unfortunate for us if the architect from the prefabricated house company then needs 12 months just to prepare the required permit plans...

More or less what has been commonly heard over the last 1-2 years.

Anyone who builds faster is either lying or a poor craftsman.

For many, this is a reason to choose a smaller regional manufacturer or to build a solid masonry house with a local construction company.

I consider it a mistake to count the money as being available right at the time of order.

Price guarantees without construction period guarantees are of little value. In this regard, I see a significant share of the risk on your side if the processing time by the building authority is excluded. @Pinkiponk recently had a thread about this issue (I’m temporarily pausing my thread linking service due to several forum reorganizations, so unfortunately everyone will have to search on their own). If your architect has properly completed design phases 1 and 2, the draftsman should not have any time-consuming work left before the permit stage.

That was already very unusual when we built (6 years ago). A one-year lead time was the norm, and the market has not exactly shifted in favor of buyers since then. How does the sales agent intend to guarantee that?

The quotes we obtained last August already showed the following timelines:
- For the regional masonry builder, construction was scheduled to start 14 months after contract signing, plus 10 months of construction time. However, I recently heard that this has now become even longer.
- For the timber prefabricated house manufacturer operating in southern Germany, assembly was set for 56 weeks after the building permit / planning permission was granted (we had to wait 12 months for that alone), plus the interior finishing time.
