Hello.
We would like to share our plans and hear your opinions. Construction is scheduled to start in March next year here in Erfurt.

Please don’t hold back with your suggestions and feedback.

Cut the cabinet to size? Hmm... somehow the measurements seem different when you look closely. The electrical cabinet will go in the utility room. Where else would it go? As I said, we will have a gas condensing boiler with a buffer tank. As far as I know by now, it will also be wall-mounted.
The small room will be used as a guest or dressing room, since we are only planning for one child.

Hello,

You are building without a basement and only have a tiny utility room?! Where are you going to put all your stuff? There definitely isn’t enough space in the individual rooms to add large wardrobes. And your attic is quite limited in size as well.

I also find the size differences between the children's rooms not very well planned. Unless you only have one child and the other room is the guest room. In that case, I would label it that way too.

3.26 m² (35 sq ft) will definitely not be enough space for the utility room; don’t forget to subtract the plaster thickness as well!

However, what confuses me are the window sizes in the attic. What does your architect say about that? To me, they all seem too small—except for the bedroom—considering the rule of thumb that the window size should be about 1/8 of the floor area.

I’m looking closely at your 2.93 meters (9 feet 7 inches). You won’t fit a standard cabinet there. If you’re designing your own house, at least one wall should be 3.10 meters (10 feet 2 inches).

But where exactly??? The electrician needs 150 cm (59 inches) of depth in front of the cabinet for maintenance access. I don’t see that space available if you plan to have a heater there as well. Sorry to be blunt, but there isn’t much wall space left for hanging things either.

I think you don’t quite understand this and are somewhat resistant to advice.

Life isn’t just about coffee chats in a big living room and a show kitchen. The house you live in needs to function in everyday life as well.

This is your second floor plan... You want it this way, but you probably won’t get a different opinion here.

Your guest room will turn into a junk room, why not – those little clutter corners exist everywhere.

Do you still live with your parents who do the laundry for you (no offense) – or why don’t you see the shortcomings?

Oh, by the way: Having a shower exit in front of a floor-to-ceiling window is also not ideal.

2.93 meters (9 feet 7 inches) is measured only up to the chimney. You still need to add about 40 cm (16 inches).
Even so, a 3-meter (10 feet) wardrobe won’t work. You should subtract at least 10 cm (4 inches) at the door and allow some clearance near the window, otherwise the wardrobe will block the window. Our wardrobe is 65 cm (26 inches) deep, and to me it looks like the window is set in only about 50 cm (20 inches) from the wall (this measurement I can’t find on the plan)...
