Hello, I would like to hear your opinions. What do you think? Are there any suggestions for improvement? The west side faces open fields, so we wanted the living room to be oriented that way.

Flat land
Floor area ratio 0.4
Building line and boundary: 3 meters (10 feet)
Number of parking spaces: 2

Roof style: gable roof and flat roof

Orientation: west

Client Requirements
Small office, only for emergencies
3 people aged 38, 38, and 2
No overnight guests
Large kitchen with dining area, separate living room, covered terrace

House Design

Why is the design as it is now?
We considered all the desired rooms.
Access from terrace directly to kitchen and bathroom.

The main house will have a gable roof to allow attic space for storing boxes. The pull-down staircase can be installed in the long hallway. The part with the covered terrace will have a flat roof. However, we are not sure if having two types of roof will be expensive.
We also like a modern gable roof with trapezoidal metal roofing. This should be quite affordable… does anyone have experience with that?
I attached a picture of various houses that inspired us.

Does anyone have a rough idea of the cost? We are still very early in the process and many builders are reluctant to provide quotes due to uncertain material prices.

Construction is planned for 2023.

What about the suppliers / subcontractors / general contractors now? Do you already have one? I mean: you’re leaving out the budget, which is usually done when it’s going to be tight anyway. Therefore, you will likely have to choose a standard house from the general contractor you trust, which you can then customize.

Here is a quick spontaneous draft to help get past the mental block.

Floor plan of a house: Room 4, walk-in closet, bathroom, child’s room/office, technical room, utility room, WC.


It’s also modifiable, for example by flipping the sleeping area so that the bedroom faces the front and the child’s room/office faces the west at the back.
The sleeping area could also be divided differently so that the office opens more into the hallway.
The hallway could be reduced in size and the front part integrated into the dining area.

No: While you have presented a much better solution, the mental block is really rooted in the planning "methodology" of just putting the interior walls into the cube cup and shaking it. I think it would be more useful not to work visually right away, but to first develop an abstract approach before starting to draw.

It’s not you who is drawing instead of planning conceptually, but the OP. Only he/she can untangle this knot themselves; no one else can do it by offering a fully designed counterproposal.

Nothing different will ever come from the OP: I opened all the attempts on the screen. They are all minor versions with the same flaw.
I also know that the OP doesn’t want it the way I have drawn it. They are probably now desperately searching the web for images to see it somewhere 😉
They want exactly what they keep repeatedly drawing themselves, just because of nice Pinterest pictures being copied in their minds.
