ᐅ Floor Plan Design for Living and Dining Area of 30 Square Meters

Hello everyone,

we are currently planning the living and dining area of our condominium. Construction has not started yet, so we have complete freedom regarding the connections and placement of the kitchen.

The floor plan of the room is somewhat challenging, and I’m not sure if we might be overcomplicating the initial planning. Therefore, we would greatly appreciate any tips on how to best design and divide the space.

The room needs to accommodate: kitchen, dining table, sofa + projector or TV.

Notes on the planning:
- The screen in the center is to be mounted on the ceiling and only lowered when watching movies.
- The table should be pushed all the way against the wall in normal use and only pulled further into the room when there are many guests, so that additional people can sit on the bench. (I have attached one version for 8 people and one for 6 people.)

Do you have any other ideas to make the best use of the space? The kitchen island is not absolutely necessary, but due to the pillar, the use of the room seems rather limited from my perspective.

The pictures were not intended to evaluate the kitchen fronts of Schüller and LEICHT – nor do I want to compare apples with oranges, but simply to hear a user’s opinion rather than a seller’s, focusing only on the different fronts. Equipment details and quality are not relevant here at all. I really don’t understand why you think I want to compare prices with you here.

So, will there be a breakfast bar in the kitchen now? Or a half-height wall?
Why don’t you use one of the back rooms as a chill-out space with a sofa and TV, and set up the area in question as an active zone with at most two flexible armchairs, like an open-plan kitchen?

It will be a counter. Using one of the back rooms as a TV room including an office would be an alternative (though not preferred 🙂 ). How would you arrange the two armchairs?

Why reluctantly? Why always cling to old habits?
What I would do: first move in and try out the (existing) dining table. Then live in the space and decide which furniture to buy new.

Testing furniture is definitely the right approach. However, to be able to arrange furniture flexibly later on, I need to create the necessary conditions now and take them into account during the planning phase (e.g., TV connections and power outlets, sliding door to the terrace). My focus in the layout is not on the size of the furniture or details, but rather on the general arrangement within the room. For example, if I place the table at the bottom of the plan directly in front of the terrace, then I don’t have to look into the hallway while eating, compared to the option of placing the table against the top wall in the plan. Also, the kitchen counter would be usable from both sides.

Oh, that option hadn’t been mentioned before?! I remember my question where you answered with "2 people."

Well then... I’ll just state some basic facts:
It’s an apartment, 59 sqm (635 sq ft) plus an 11 sqm (118 sq ft) storage room. Storage room because the window officially forbids using it as a living space. So it’s a 2 ½ room apartment with a total of 70 sqm (753 sq ft).
The layout is not suitable for a family, and the bathroom is not family-friendly. It works for an infant or baby, but with a toddler I see you looking for a larger apartment. Because for children who want to play and spend more time in their room, I don’t see that working in this 11 sqm (118 sq ft) room.

Therefore, I would plan the apartment for a couple, and if the option of a child is important, convert the hobby room into a children's room—for a bed and dresser.
As for watching TV, you mentioned lounging (something I read at the beginning), others use or hobbies not mentioned... a dining table is important for you. So: you will have to make some compromises.

I would plan with version 1 or 3. Version 2 is out. The sofa in the middle of the room doesn’t create any coziness or functionality. On the contrary: it’s in the way.

Or the option I suggested, using the storage room as a cozy room.
I would place the sliding door to the balcony on the right side. That fits with any version.
Better to have the dining table aligned with the hallway than the sofa. Since it’s an apartment, the open alignment isn’t that uncomfortable—if it is at all.
I’d put the TV socket in the storage room, on the long main wall of the living room, and on the right wall. And if double outlets are well distributed, it will work well.
