ᐅ Orientation of the House and Garage on the Property

Hello everyone,
we have been reading passively here for quite a while and now it’s time to register. We are currently planning the construction of our single-family home in Brandenburg. A plot of land is already reserved with a pre-emption right by the municipality, the infrastructure work by the city in the new development area is in full progress and is expected to be completed by early summer next year.
At the moment, we are both searching for the right building partner and planning how to position our house and the desired double garage on the plot.
I would be grateful for many tips and suggestions regarding this.
The key details are as follows:
Plot size 956 sqm (10,290 sq ft)
Floor space index 0.4 – which is absolutely no problem for us
Building setback of 5 m (16.5 ft) each from the front and back boundaries of the plot
Orientation of the plot south to north – the road with the future access to the plot is located in the south
Ground floor area of the house approx. 10 m x 10 m (33 ft x 33 ft)
Ground floor area of the double garage approx. 8 m x 6 m (26 ft x 20 ft)
Terrace planned on the west side of the house with a small wrap-around to the south side
Attached is a drawing showing the plot’s dimensions and how we currently envision placing the two buildings.
Our “potential for optimization” in my opinion is:
* House is quite far from the road – long connection lines and therefore higher costs
* Garage next to the house, meaning a long driveway → Garage in front of the house means longer distances carrying shopping bags, garage next to the house means the west terrace is quite close to the neighbour’s boundary…
Ideally, we want the largest possible garden area, especially on the south and west sides.

Perhaps someone here has some suggestions, tips, or real-life examples from their own experience for us!

All the disadvantages you mention stem from your square floor plan of 10 x 10 meters (33 x 33 feet) and the assumption that a garden is probably not possible in the north 😉
If you want your house up there, you will have to live with these drawbacks.

My only advice is to approach the plot, house shape, and location with a more open mindset.

Could you mark the "height points" at each corner so that the approximate terrain slopes can be seen?

There is practically no slope on the plot. From north to south, it is 30 cm (12 inches), and from west to east, only 3 cm (1 inch)... This brings the next “challenge” -> the slope for the wastewater pipe.

Overall, we are satisfied with the current design approach and generally like it. A few minor compromises here and there are necessary; it can’t be done without them.

Regarding the house shape, I’m still reconsidering and will experiment a bit on the plot. Having the garden in the north seems, depending on its size, somewhat like wasted space... 😉

I can only agree with @ypg’s comment regarding the location of the house. Clearing a 20m (65.6 ft) driveway is quite a challenge! What does your building plan say about the maximum driveway length, if there is one?

There are no indications or restrictions regarding the driveway length in the development plan.
In fact, the rules set by the plan are quite flexible.
The floor area ratio is 0.4, with no allowance for a second floor area ratio and no exceeding of the floor area ratio permitted. Outbuildings must also be included within the 0.4 ratio. However, given the plot size, this is sufficient!
Two full stories are allowed, all relevant roof forms are permitted, building envelopes require a 5m (16 feet) setback from the property boundary on both the north and south sides, and one tree must be planted for every started 100sqm (1,076 sqft) of built-up area. There are no other regulations in the development plan.
I am only about 75% satisfied with the very long driveway. I just don’t see a solution... A garage at the front only means long trips with groceries. Having house and garage at the front means “wasting” the south-facing area. I think this is certainly the “typical issue” with a north-facing plot with a street on the south side...
But this should not be an obstacle—rather, it should encourage more creativity, which I’m currently lacking... 😉
But surely we are not the only ones with such a plot that needs to be used optimally.
