Hello everyone,
we are currently in the middle of planning the floor plan. Unfortunately, I don’t have the architect’s drawing yet, but I wanted to get your opinions already. I’m afraid the house might be too dark because of the north-facing side, so I actually want to include as many windows as possible.

Carport later: yes
Utility garden
Other wishes / special features / daily routine, including reasons why certain things are desired or not: I would like everything open on the ground floor. Since we have the north side, I’m worried it will be too dark, so I try to plan windows everywhere or doors with side panels. The utility/technical room must be behind the kitchen. First floor: knee wall at 50cm (20 inches). 2 children’s bedrooms & 1 bedroom with walk-in closet. If more children come, the parents will move to the attic. I also want a laundry/utility room upstairs.
Attic: to be finished later.

What do you particularly like? Why? Open, spacious living area
What do you not like? Why? Bathroom and toilet arrangement bothers me
Preferred heating system: not decided yet, probably heat pump

If you have to give up any details or additions
- can give up: upstairs utility room, freestanding bathtub
- cannot give up: kitchen layout, windows

What is the most important/basic question about the floor plan summarized in 130 characters?
Can I plan the windows better so it stays nice and bright? And I don’t like the bathroom 100%, would appreciate tips.

Honestly, I still don’t know which side is front/back/top and where south/north, etc., is located.

Try placing your plan on the plot with the cardinal directions, neighbors, and streets marked…

So the south side basically belongs to the neighbor? Shared wall!? They get full sunlight!? 🤨

Does the neighbor basically have the south side? Shared wall!? He gets full sun!? 🤨

Yes, I have the north side, but on the right side there is a masonry wall, so it is also restricted...

I think the problem here is that you have 100 sqm (1,076 sq ft) but you’re not using the space effectively. Instead, you treat it like a standard ground floor of a semi-detached house and just squeeze in stairs, a technical room, and a guest toilet wherever possible—trying to save space like you would in a semi-detached or terraced house.

The 100 sqm (1,076 sq ft) should actually be utilized.

Right now, much of it feels randomly placed and unzoned. The TV area, at 6.5 meters (21 feet 4 inches), is far too wide.

For example, the 6.5 meters (21 feet 4 inches) could be split into 2 meters (6 feet 7 inches) and 4 meters (13 feet 1 inch). In the west: 2 meters (6 feet 7 inches) for technical use, 4 meters (13 feet 1 inch) for the living room. Just because you have 100 sqm (1,076 sq ft) available doesn’t mean the space planning will be easy. Upstairs it actually becomes quite tight; for example, the dressing room doesn’t work.

Also here, especially here, I recommend turning off the computer and doing some hand sketches on graph paper first. That way, you get a real sense of what 16 meters (52 feet 6 inches) or 3 meters (10 feet) in front of the house/home/windows actually mean.

You initially mentioned wanting to place many windows. I can only agree with that.
That’s why there is access on the north side and windows on the west. If you put the entrance, bathroom, or utility room there instead, it will remain dark.

Are the 7 x 16 dimensions fixed?

Yes, the 7x16 are fixed. I tried planning with a side entrance (further up), but I don’t like it because I want to keep it very open.
