Hello everyone,
Our house construction plans have unfortunately been delayed a bit. In the meantime, we have come up with a new floor plan and are curious about your opinions.
Development Plan / Restrictions
Plot size: 622 m² (6692 ft²)
Floor area ratio (FAR): 0.4
Gross floor area ratio (GFAR): 0.8
Building envelope, building line and boundary: 12 m x 14 m (39 ft x 46 ft)
Number of parking spaces: 1 + 1 garage
Number of floors: 2
Roof style: pitched roofs
Orientation: north
Additional requirements: drainage ditch in front of the building envelope on the south side, 3 m wide (10 ft), with two crossings planned

No specific favorite, but if the conditions including subsidies are right, a ground source heat pump would be welcome again. Otherwise, price-performance ratio is important.

Oetzberger3 Oct 2021 21:38I like it. I think it could be a comfortable place to live. The only thing is the office is a bit small. Right now, I spend my entire workday in 15m2 (160 sq ft), and I wouldn’t want it any smaller than that.

What is the roof terrace for, and what is the purpose of the balcony?
Where is south, and where is north?
Is the balcony or roof terrace facing north? Who will maintain such a huge space when you are sitting in the garden?
With almost grown-up children, I would never plan the staircase in the direct line of sight from the living room. Also, the line of sight from the living room to the bathroom is hardly inviting 😉 Kitchen: here we have the aircraft carrier with a kitchen counter that is too long—long distances to cover.
I don’t mind placing the couch in the middle of the room, but you’d want to actually see some garden from the couch…
Upper floor: is the step by the stairs a minor mistake or a serious error?
The bedrooms near the children’s rooms to the bedroom or children’s rooms to the bathroom don’t make sense to me and are something I wouldn’t want to build like this. There is no logic behind it.
Going back to the exterior: why design such an unappealing, bulky shape when it could be done differently?

The room sizes are adapted to the duration of use. The ballroom is used very often and frequently by several people. The study, on the other hand, is rarely used. During the past 18 months of the pandemic, there was only one single day of working from home; otherwise, it mainly serves as a room for all the documents, etc.

What do you mean by efficiency improvement? Energy efficiency?
You don’t really believe everything they tell us these days about efficient heating systems (air heat pumps, etc.) and insulation measures, do you?
I have been living for 10 years in a KFW40 semi-detached house with geothermal heating and solar thermal systems. The fact that prices for this technology including installation have tripled is only due to the ongoing subsidies from KFW and similar programs.
Efficiency starts with user behavior. In the same way, when building, you can also take a closer look at cost/performance so that you don’t end up with €460,000 for 138sqm (1,485 sq ft). Then I wish you much success. I have dealt with prices and options in one of the most affordable federal states for a very long time. As a heads-up, we are building without doing any work ourselves; that needs to be said. We will neither install the floors nor paint the walls. The house will be finished; we only organize the move. For outdoor facilities, €25,000 is still planned in the price. That should first pay for the terrace and fence.
Looking at the plot size, you are probably not building in a low-cost federal state, so the price per square meter will be somewhat higher. Don’t rely on the architect’s calculation; it is often wrong. And it will still take about 2–3 years until the house is completed. If you’re unlucky—as happened to our neighbor—one of the children moves out by then. Then you have an 18sqm (194 sq ft) “soda room.” Roof terraces and balconies nowadays, unless you have a lot of extra money, are a luxury that is hardly used later on. Given your personal budget limit, I don’t assume you are wealthy.
In the end, it’s your house. Ours was also often criticized. But if you register here and ask questions, you should also be aware that you will get criticism.

No one will take a tooth out of you at the bank. The bank protects itself through land registry entries and interest. As long as your net household income is around 4,000–5,000 EUR (about 4,300–5,400 USD), the bank will finance you. You should focus more on protecting yourselves. Because additional financing usually costs about a 1% interest rate surcharge...
