Hello everyone,
A friend might be able to connect me with a plot of land that is not currently on the market but has a great location right in the center of Marburg.
Before making a quick decision, I wanted to ask for your opinions.
The plot is reportedly fully serviced.
It is about 430sqm (4,630 sq ft) in size.
I’m a bit unsure if it’s too small for a nice single-family or two-family house.
The location would be excellent. Just a few minutes’ walk to the city, yet in a quiet neighborhood.
Price is 150,000€.
I would appreciate any information.
Thanks in advance

Garages and terraces usually count only half towards the built-up area... That is not correct. Terraces fully count towards the floor area ratio, garages count towards a secondary floor area ratio if applicable.

If you were to calculate for two garages plus a house with 120 sqm (1,292 sq ft),
can you estimate whether there would still be a small nice garden with a terrace?
Or approximately how many square meters would be available for that? So, if the house really only has 120 m2 (1,292 sq ft) of living space (but then it wouldn’t be a two-family house, right), with 2 full floors without an extended attic, you end up with a footprint of roughly 80 m2 (860 sq ft). A double garage has a footprint of about 40-50 m2 (430-540 sq ft). Driveway and terrace roughly 30 m2 (320 sq ft) each.
That gives a built-up area of approximately 190 m2 (2,045 sq ft), let’s say 200 m2 (2,150 sq ft). This means about 230 m2 (2,475 sq ft) of the plot remains as green space, distributed around the house. It’s not a park, but since the house can be placed quite close to the street, I can definitely imagine a nice small garden there.

So the terrace would be added to the 170m² (1830 sq ft). Still enough for an average single-family house 😉

How wide is the plot? For a two-family house, it might still be too narrow, in addition to the other mentioned issues. But a single-family house should be no problem. The plot is about 15m (50 feet) wide.
A single-family house would also be completely sufficient.
