Hello and good day,

Here is my first post. Please move the topic if it is in the wrong section.

We are currently building our retirement home as a bungalow designed to KfW Efficiency House 55 standards. So far, we have had houses without technical safety features. Now we are considering installing a possible minimum standard. However, we have no experience with what the minimum standard should be. What do you consider essential for house construction? Perhaps you could also provide suggestions with approximate costs. Please list only the minimum standards. As we know, there are many options that can be expensive, and we do not want that.

Which fire detection devices/smoke alarms do you have?

It largely depends on the area and the local crime statistics (especially if burglary protection is also a concern). Additionally, smoke detectors and similar devices are still not mandatory everywhere.

Regarding detectors in general, it is advisable to have VdS-certified units installed, preferably interconnected.

What I consider essential:

Smoke detectors in every room
CO detectors (if there are fuel-burning appliances)
CO2/VOC detectors for the ventilation system
Humidity sensors in the bathrooms
Leak detectors at water outlets
A weather station with rain, sun, and wind sensors, etc., for shading and other technical features
Window contacts for shading, heating, ventilation, alarms, presence/absence detection, and so on
Temperature sensors placed at strategic locations

I would also add door contacts and motion detectors (including outdoor).

I recommend masonry construction. Fill unavoidable exterior wall openings with windows or doors.

Jokes aside, security is a very personal matter. Everyone will have different opinions when it comes to burglary prevention.

For me, smoke detectors are a must-have, preferably interconnected. One should also be installed in the garage. If I had a fireplace, I would install a carbon monoxide (CO) detector there as well.
As a passive security measure, install mushroom-head locks on windows and patio doors.
Both measures together should cost less than 1000€.

To keep intrusive visitors from new housing developments away, I recommend fencing the property as soon as possible, even if it’s just a wire mesh or wooden posts with rabbit wire. The audacity of some neighbors is truly remarkable.

Installing an obvious weak spot with an (electric, bear, acid, pick-your-poison) trap behind it.

Otherwise, I can only repeat what I wrote in another thread: Get yourself a dog! The best alarm system and, in the right size, also security personnel in one!

Only mechanical resistance helps against break-ins. Delay combined with noise or light could be annoying enough to make intruders leave quickly. Cameras are nice but do not actually prevent anything.
