Hello dear members,

After a long time of quietly following the forum and officially reserving our preferred plot, we are now venturing into planning our urban villa. We have drawn inspiration from many catalog floor plans and sketched extensively on paper. The result is a design we are reasonably satisfied with. We would now like to have it reviewed by you to understand what works (or doesn’t).

First, the questionnaire:

Who designed it? do-it-yourself
What do you like most? Why? Our space requirements are met. Front entrance centered.
What do you dislike? Why? We are unsure if the upper floor works as planned. To make the fitness room functional in size, we had to move walls and reduce the upstairs hallway. Could this result in too little natural light on the upper floor? Also, we are uncertain if the utility room is adequately sized.
Preferred heating system: air-to-water heat pump + controlled mechanical ventilation

If you had to give up, which details/ additions would you omit
-could you give up: pantry, door from utility room to garage, straight staircase (even though we like it for being easy to use and providing storage underneath)
-could you not give up: fitness room, two children's bedrooms, office

Why is the design the way it is? For example,
What do you consider particularly good or bad about it? See above. We have included all the required rooms but are not sure the upper floor layout works. We also have concerns about storage space.

Regarding orientation, the plan is to position the house as close as possible to the street (northeast) to maximize garden space in the southwest.
Enough said: we look forward to feedback from the lions’ den. ;-)

Unfortunately, the landscape gardener doesn’t always do everything as well as they could...
For example, I had prepared a planting list for the hedge, which they followed exactly (so they provided the plants, and I helped plant them).
Unfortunately, it turned out that the soil was too dry for a viburnum, that it’s better to plant witch hazel with more space, and that holly prefers a bit more moisture rather than a warm and windy spot.
Okay, I could have figured all that out myself beforehand—I honestly didn’t pay close enough attention when choosing.
However, since the landscape gardener was familiar with the garden (or rather the vacant lot) because they had inspected it beforehand, I would have expected them to say something like: wait a moment, this plant selection isn’t ideal because… do you really want it this way? Alternatively, you should choose xyz instead.

Hindsight is always 20/20, and this example shows me that you really need to do thorough research on all topics beforehand if you don’t want to rely on luck to find truly knowledgeable professionals.

My goodness, you’re right that it’s possible, but only to a limited extent. This is about the parallel thread where the landscape gardener charges. But if @Pinkiponk thinks they can create their garden with cuttings exactly as they imagine it, then I say: they won’t get to experience that garden. It doesn’t work like that.

And don’t always assume that others are building under the same conditions as you.

And don’t always assume that everyone wants the same as you.
If you can’t imagine that, used trees can be transported even over highways. How else would the landscape gardener get the tree to your place?
I think Pinkiponk is younger than us. Yes, maybe the garden won’t be 100% exactly as you want it with used plants. But it can still turn out great.

Right now, you’re convinced that people can create their gardens easily with cuttings and self-excavation.
I’m saying it takes time and a lot of effort.

Why use a spreadsheet?
Just write down what you spend in a notebook... after six months you’ll probably stop because the totals will be shocking 😉
