We are currently at the stage where we plan to build a house within the next few years. Since a new residential development is being announced in a location we are interested in, we have already started thinking about the topic of building. Because the plot of land influences the house design and we do not have it yet, our approach was to consider the house layout first. The floor plan presented here would fit well on one of the approximately 3 to 4 lots available in the new development.
The house should have two full stories and a basement.
I would appreciate any comments or suggestions you might have.

Jimmylein3 Nov 2013 13:40Okay. The small walls could also be removed. Possibly the niche behind the front door as well. The garage is preset on all the plots on this side since the driveway location is fixed. It might be possible to make it shorter or move it closer to the street.
The staircase is exactly the smallest one available in terms of size. So it should fit. I understand that the children’s rooms should be the same size. I’ll start working on something completely new again.

If you are not so rigid about strictly following the requirements but still want to make the most of your plot (and not just copy others as examples), then an architect needs to handle it.
For example: in our case, the requirement is that the driveway must be on the left side (for us, that means the east side from the north). But that doesn’t mean I can’t position the garage as a privacy shield on the right side. Luckily, our cars can still make a turn—even on a plot 🙂 Within the building envelope, you have quite a bit of flexibility 😉

I would like to ask again in general: What is the reason for placing these windows behind the bed (or to its left and right)? You already have a large double-glass door facing south. This should provide the room with plenty of natural light.
Another question: What is the purpose of the area between the guest toilet and the pantry, or between the children's room and the bathroom? Is it supposed to be the utility room—in which case you would need a door? Or is it just a shaft for chimneys—that area wouldn’t need a window then. I can't quite identify this space at the moment.
In the living room, the sofa completely blocks one glass door—okay, it’s not mandatory to arrange it that way. But if you do, why invest in a large double-glass door only to have it blocked?
As a general rule, it might be best to follow this principle: place many windows on the south and east sides, and fewer windows on the north and west sides (the more exposed weather sides). Check whether windows such as the one in the bathroom above the toilet or those above the beds in the children’s rooms are really necessary. With the other large windows in each room, you already have sufficient light—and these windows also reduce usable wall space for furniture.
