how should it be assessed if a fixed price applies under the condition that "no direct or indirect delays to the start of construction occur due to Corona" – and the start of construction is stated in the contract as merely "planned"?

Why does wanting to build have to be so exhausting in the first place? It doesn’t have to be. Allow yourself time to consider and dream about how you want to live in your house, and focus on what’s really important. There’s no need to stress at this stage. Then, preferably with a professional, look at how to fit your ideas within a budget that is below your limit. You only enter negotiations later, so there is absolutely no reason to be stressed during the decision-making process.

The problem with the fact that these named disruptions can delay not only the construction period but also the start of construction is not resolved by the above additional clauses:

Your general contractor guarantees you the price based on the contract signing date and limits the price increase in two stages of delay (short or long delay), but not in two stages (delays caused by them or delays caused by you—so what happens here with delays "not caused by Corona"?). And from the start onward, they can stall without penalty and without compensating you for damages (such as financing costs, temporary accommodation, and/or similar).
