ᐅ Single-family house floor plan 110 m² – Ground floor + Upper floor – First draft room layout

Good morning,

we have now received the first draft of the interior layout for our single-family home from our planner, but we are not quite satisfied, as some of our requests were unfortunately not taken into account. Accordingly, we are disappointed because this will be a "life project" for us, and we feel somewhat let down.

It is a terraced house with a total area of 110m² (1,184 sq ft), divided into 2 floors of 55m² (592 sq ft) each. Additionally, there is a basement and an attic, although the attic cannot be used as living space.

In the basement, we want the kitchen and dining area on the south side, the living room further back, which can be closed off with a sliding door to create a potential retreat space. There should also be a small storage room for food and miscellaneous items as well as a guest toilet.

On the upper floor, there is a master bedroom of about 16m² (172 sq ft) with direct access to a large bathroom, two children's bedrooms, and a separate small bathroom.

In my opinion, shifting the staircase might be a good idea, but since we are not experts, we have fully relied on our planner so far.

Another meeting with him will take place in the next few days, and perhaps you have suggestions and input that we could bring up concretely.

How do you all live today? I’m wondering how you plan to fit everything with two children in 110m2 (1,184 sq ft).

We currently have a 110m2 (1,184 sq ft) apartment on one floor (3 rooms) with one child. It’s somewhat awkwardly laid out. With the same area but a better layout, you could definitely fit a second children’s bedroom, but the remaining space would be really tight. Is that what you want?

With all due respect, I think there are many families in Germany living with two children in significantly less than 110m2 (1,184 sq ft), and believe it or not, they actually manage it. Sometimes in this forum, it feels like some people have lost touch with reality...

Draw your desired or existing furniture to scale. I’m afraid there might be tight spots in one or more areas.

Absolutely. Some of the things written here are really unbelievable. I think some people need to come back down to earth. Not everyone can afford a place over 200 sq meters (2,153 sq ft). And constantly putting down smaller houses is really awful.

I don’t get the impression that small houses are generally criticized. Oversized houses, built solely for the sake of their size, also receive their fair share of criticism. However, you often see too many demands that can only be accommodated in a large house but are strongly defended. Walk-in closets, children’s bathrooms, pantry rooms, kitchen islands, and more windows than the Crystal Palace.
