Hello,

we are still in the planning phase for our urban villa. Initially, we planned a traditional timber roof structure above the reinforced concrete ceiling on the upper floor.
Due to the high cost estimate, we are now considering an alternative: a truss roof over a wooden beam ceiling on the upper floor.
This is expected to be more affordable than our originally chosen option.

I have two questions that I am interested in:

a. Can you roughly estimate the price difference between a traditional roof/reinforced concrete ceiling and a truss roof/wooden beam ceiling?

b. Is a truss roof with a wooden beam ceiling considered a “budget construction” or a viable alternative?

Thank you very much for your answers.

42. Seriously: the answer you get from "people" won’t help you. What matters is the answer from your builder.

It should be noticeably cheaper, but not inferior. From my perspective, it is absolutely suitable for an urban villa, especially with a retractable staircase to a storage area for Christmas decorations.

Storage space for Christmas decorations.
This, in my opinion, is the crucial point: you save a lot but also have significantly less usable space. Perhaps this could be an alternative—like a wooden beam ceiling plus a purlin roof?

Our construction manager said that due to the price of wood, it doesn’t really matter whether we use a wooden beam ceiling or reinforced concrete.
We don’t really need much storage space in the attic—just occasionally for packaging or lightweight items.

Then take a look at it in the show house so you don’t regret later if the space isn’t sufficient. There are also so-called studio trusses, but I haven’t seen those in person yet.

We already discussed this topic two years ago,

Choose studio beams. Beams on the sides. Standing height in the center.

Where can we actually see the specific house design?
What determines the feasibility of a reinforced concrete slab? – that also depends on the load-bearing walls and their layout between ground floor and upper floor...
