Hello dear forum members,

Our planning is now getting serious, and we need to make final decisions for the building permit / planning permission, structural engineering, etc.

We have found a great designer with whom we want to build the house, provided we can afford it... Unfortunately, my wife and I are somewhat of a disaster when it comes to making decisions 🙄

We plan to rent out the basement apartment at first, but maybe (as one tends to imagine) to think about it as a multigenerational house in the future and thus design the house quite flexibly. The development plan leaves no leeway regarding the knee wall height.

We are uncertain about the kitchen layout and whether we should move the pantry closer to where the stove is currently planned, to make the kitchen area wider.

Are there any suggestions or comments on the planning?

At first glance, I like the floor plan. It’s something different and, in my opinion, well thought out. For a better sense of the layout, especially regarding the terraces, some exterior views would be helpful.

Regarding the floor plan itself:
As you correctly noted, the pantry in this location might be difficult to furnish. I would try to find a different solution for that.

For the secondary apartment, I would reconsider whether the kitchenette makes sense in room 01. Based on the room size, I would rather create an open-plan kitchen/living area in room 02 and use room 01 as a bedroom. It might even be possible to reduce the size of room 01 and the corridor slightly and add that space to room 02. Water and wastewater connections should be available at the wall next to the laundry room anyway. Also, consider checking if the door to the basement could open inward toward the basement, especially if the house is to be used as a multigenerational home where the door will be frequently used.

Otherwise, nothing to complain about. I would move in immediately.

Thank you very much for the excellent suggestions. Attached is a view from the west side. We are planning two levels: the upper one for ourselves and the lower one as a potential rental unit. Additionally, a fire pit or something similar could be a nice feature.

If it’s going to be a multi-generation household, I would consider that the basement might not be age-appropriate or accessible... it might also be a bit too small.
The pantry could also use some revision, especially since it can become very cramped. Possibly a smaller size and arranging the cabinets in a U-shape around the door might be better. In my opinion, that’s more practical.

I don’t have a clear solution yet, but maybe the small cellar could be designed to be flexible. Either as storage space for the granny flat or as a cellar for the main apartment. Just be careful because the chimney sweep probably needs access there.

What caught my attention about the exterior view are the huge windows with slanted and fixed glazing at the top and bottom. I have something similar in my apartment and had to replace them recently. That really makes you open your wallet wide. How do you clean the upper part with the slant?
