Hello everyone, after extensively reading many posts and various personal experiences, I am a bit confused about choosing the right construction company.
A brief introduction to us... young couple in our mid-30s, no children and no plans to have any – net income around 7,000 € per month (about $7,500) plus additional bonuses, with an increasing trend. According to our financial advisor, we can easily afford financing of 650,000 € (approximately $700,000). We also already own a plot of land in Berlin 12621.
Now to the question: Are there any recommended builders in Berlin/East who construct city villas of about 150–180 m² (1,615–1,940 sq ft) with a basement and double garage? For every company we've considered, we’ve read horror stories. So far, we have looked at: Okal Haus, Helma, Roth, Kampa, Allkauf Haus, Heinz von Heiden, Town & Country.
We would greatly appreciate any specific recommendations.
Best regards

Baumeister868 Aug 2021 22:19How did things turn out here? Are there any specific tips for the eastern part of Berlin? Our situation is quite similar. We are also looking for a construction company. The plot of land is already secured.
Alternatively, I am also happy to receive recommendations for architects in Berlin.
@Nida35a: Where did you build? How did the planning and construction process go? What are the approximate costs (I couldn't find any prices on the website)?

We built in Berlin Weissensee.
The construction company does not have a price list.
You call, make an appointment, get to know each other, discuss your specific wishes, and everything else will follow. Within 1 to 2 weeks, you receive a very detailed description of the building services and prices.

@Nida35a: Where did you build? How did the planning and construction go? What is the approximate price range (I couldn’t find any prices on the website)? I can recommend:
- Richter Haus
- KB Brandis (according to the Homeowners’ Association, the best construction company in Berlin and Brandenburg)
We didn’t get along with Nida’s company. Their offer was very expensive and the floor plan was very poor. But that doesn’t mean much.

With your very different tastes, I would have been surprised if you both had liked the same one. If I sent you their documents and prices, you would understand me. We wanted a 140 m² (1,507 sq ft) house, but they designed a 120 m² (1,292 sq ft) floor plan for us. It just didn’t fit, even though the initial consultation seemed promising.
I’ve heard a lot of good things about Richter Haus. We’re planning to build with KB Brandis ourselves (hopefully soon). I’ll report back on that.

Baumeister869 Aug 2021 21:50Thanks for the tips.
How is the communication with KB Brandis going? I was a bit surprised to find out that KB Brandis is almost 100 km (62 miles) away from us. Is it really worthwhile (in terms of service and price)?
Richter Haus sounds interesting. I will check it out.
Best regards,
Stephan
