Dear Forum,

I am looking for constructive and honest feedback.

What do you like about our floor plan, what doesn’t work at all, and why?

My “question areas”:
- Windows in the living room/on the couch side
- Experiences with bedroom/children’s room dimensions

The window arrangement in the children’s rooms will be adjusted again, using Child 2’s room as the starting point. The windows will essentially be swapped, meaning the bedroom window opposite the door and the window with a sill on the short side will be mirrored accordingly in Child 1’s room.

As far as I know, that falls under the painter’s trade, meaning floor coverings in dry rooms.
Nevertheless, turnkey can mean anything from everything to nothing. At the very least, you get a simply livable house built according to the Energy Saving Ordinance (EEO), with minimal electrical installations, etc. If you want more, you should take the offer but be prepared for additional costs. 😎

Painting work = paint on the wall
And finishing from Q3 plaster standard
Achieving Q4 standard is the builder's responsibility

Floor coverings = material plus installation, carried out by the construction company

I think the “problem” is that I don’t actually have 160 sqm (1722 sq ft), but only 151 sqm (1625 sq ft) of living/usable space.

The ground floor benefits from it as well. Changing only the upper floor doesn’t really work.

The alignment of the fixtures and the toilet right next to the washbasin—that’s solved much better in the other floor plan you’re comparing with.

No half-landing staircase, just a standard half-turn staircase…

No, the 151 sqm (1625 sq ft) isn’t the “problem,” but rather the design of the floor plan.

The other floor plan you already found (with the office between the children’s rooms) is generally much better executed. (Okay, I find the children’s rooms too small there, but the rest, especially the kitchen access from the hallway, is good.)

I think the ground floor and kitchen access is a matter of personal preference.
An open layout definitely feels more spacious and free but also spreads odors more. I really like the kitchen area and niche as they are… sorry.

Regarding the bathroom, I agree with you, although I don’t find the corner bathtub particularly appealing either.

Otherwise, the house is 0.85 meters (2 feet 9 inches) wider, so I could design completely different rooms if I wanted. 😉

How do you see the possibility of optimizing the ground floor to reduce the size of the bathroom? I just don’t see a way to make the bathroom smaller, except maybe pushing it a few centimeters (inches) further by extending the dressing area. 😕

Simply “just moving a wall” doesn’t really work.

Regarding the bathroom: I would make sure not to block natural daylight at the vanity area. Even if you turn on the lights in the morning for makeup, it’s not pleasant during the day to have to rely on artificial light just for a quick wash. However, I also wouldn’t recommend having floor-to-ceiling windows in the bathroom. It gets impractical if you have to close the windows every time for any activity—whether using the toilet, fixing your hair, or undressing. You want to be able to live in the house without constantly worrying about sightlines from outside.

Was the living and dining area placed on the north side because of the street on the south side?
