ᐅ Floor Plan with Two Full Stories – Feedback / Critique?

Dear Forum,

I am looking for constructive and honest feedback.

What do you like about our floor plan, what doesn’t work at all, and why?

My “question areas”:
- Windows in the living room/on the couch side
- Experiences with bedroom/children’s room dimensions

The window arrangement in the children’s rooms will be adjusted again, using Child 2’s room as the starting point. The windows will essentially be swapped, meaning the bedroom window opposite the door and the window with a sill on the short side will be mirrored accordingly in Child 1’s room.

Your points are similar to those of others.

I actually understand what you mean and how you mean it, but I have no idea how it could be done better, and apparently neither does our architect?!

How can I take square meters from the bathroom without affecting the ground floor?

We have considered moving the walk-in closet further in, so the large kids’ room benefits, but that hardly takes any square meters from the bathroom anyway : (

Why do you find the arrangement of the fixtures unfortunate?

How did you solve the upper floor?
You said your floor plan is very similar.

Do you also have a flight of stairs with a landing?
What dimensions do you have, and what would you do differently?

I think the "problem" is that I don’t have 160 sqm (1722 sq ft), but only 151 sqm (1625 sq ft) of living/usable space.

Why can’t your profile be clicked to see your construction site location?

My question is: how close to the neighbor’s property is it allowed to build a terrace? Where I live in Lower Saxony (NDS), as far as I know, it is not permitted.

I haven’t set anything regarding this.
We are building in Brandenburg.

Most of the surrounding neighbors have it the same way, the same applies to the orientation.

It’s the same with the parking spaces, right, or is that something different?

Which doesn’t mean that what others have is necessarily good...

Our house is delivered turnkey, except for the painting work.

So even including floor coverings like tiles or hardwood flooring? That makes me even more skeptical about the price mentioned.

Check for yourself what is currently permitted in your area or what is written in the relevant documents. Without that knowledge, I wouldn’t make any markings. What others have does not determine what is allowed or not.

Yes, but that’s okay, because it’s not a cause for concern for me.

As I said, the contracts have been reviewed.

“Corona/flood” considerations have been taken into account and discussed... yes, because I also follow the news ;-)

And we have already identified several “real” homeowners who have built with this company.

Not least within our circle of acquaintances, with a completion two months ago.
