Dear Forum,
I am looking for constructive and honest feedback.
What do you like about our floor plan, what doesn’t work at all, and why?
My “question areas”:
- Windows in the living room/on the couch side
- Experiences with bedroom/children’s room dimensions
The window arrangement in the children’s rooms will be adjusted again, using Child 2’s room as the starting point. The windows will essentially be swapped, meaning the bedroom window opposite the door and the window with a sill on the short side will be mirrored accordingly in Child 1’s room.
Thank you

My Klingon is a bit rusty ...My translation: He would prefer not to continue discussing the price here. The floor plan has some good ideas (since we have a similar one 😀), but first of all, the orientation is already "wrong." Living/dining is on the north side, but the utility room and guest bathroom are on the south side. 😳
(I’ll just write down what comes to mind, even if some points have been mentioned several times... order has no priority)
The orientation of the house on the plot should be clarified first.

- Not enough space in the children's room behind the doors for a wardrobe
- Bedroom/dressing room is 20 m² (215 sq ft), but poorly arranged and not efficiently used
- Bathroom is (much) too large, wasting space, and the layout of the fixtures is poor
- Children’s room sizes could be larger, given the 160 m² (1,722 sq ft) total area
- Almost no surface area or storage space --> the retractable staircase will probably be annoying after a while, unless you only store seasonal items upstairs
- If the staircase is open and there is a glass door to the living area, the light from the upper-floor stairwell window is sufficient to illuminate the hallway (we have this on the east side too)
- Utility room is essentially full with washer/dryer/heating/media connections, so no space left for storage
- Position doors so they don’t collide or interfere with each other (front door / utility room door)
- Coat area is basically okay, but where do the 27 pairs of shoes go? (20 for woman, 7 for man). Our coat area includes clothes hooks and shelves plus two additional small cabinets for clothes and shoes in the hallway. In addition, we have a small shoe cabinet right at the entrance, and two more cabinets in the basement entrance hallway holding another 20 pairs (winter/sports/worksite shoes, etc.)
- I don’t like access to the kitchen through the living area; it’s impractical. We have side access directly from the hallway to the kitchen
- If living/dining were on the south side (where it belongs), you wouldn’t need so many windows and still would have space for, for example, a sideboard in the dining area...
- Isn’t the kitchen island too far from the sink? (Ok, deceiving — it’s 1.4 m (4.6 ft) and should be fine…)
- ...
- You can never have enough storage space in your own house. Almost every rental apartment has a 6 m² (65 sq ft) basement storage room, which is missing here...
The orientation of the house on the plot should be clarified first.

The pull-down ladder definitely gets annoying after a while, especially if you need to store more than just seasonal items up there. Isn't that going to be a hip roof? Townhouse... so there won’t be much storage space upstairs except for boxes.

But I see it somewhat the same way, though not exactly. I think children’s rooms of 14/15 sqm (150/160 sq ft) are okay.
However, from what I remember, there are more spacious 160 sqm (1,720 sq ft) houses available that even come with an office.
