ᐅ Floor Plan with Two Full Stories – Feedback / Critique?

Dear Forum,

I am looking for constructive and honest feedback.

What do you like about our floor plan, what doesn’t work at all, and why?

My “question areas”:
- Windows in the living room/on the couch side
- Experiences with bedroom/children’s room dimensions

The window arrangement in the children’s rooms will be adjusted again, using Child 2’s room as the starting point. The windows will essentially be swapped, meaning the bedroom window opposite the door and the window with a sill on the short side will be mirrored accordingly in Child 1’s room.

Do you have any ideas for a small bathroom and a large utility room?

Okay, then my concerns come into play, and I would consider the lighting of the (upper floor) hallway.

We have placed our utility room behind the bathroom, but then the shower would have to be relocated.

The bathtub dimensions are probably standard size, right? At least the wall between the windows is 1.75m (5 feet 9 inches), which doesn’t allow much space for a “large” tub. Bathing together is cozy, but not necessarily comfortable.
Were the two windows framing the bathtub chosen intentionally, or was it more to keep them symmetrical with the windows on the ground floor? The floor-to-ceiling windows around the tub offer nice views for your neighbors—whether you’re sitting on the toilet or getting into the bathtub. I would change that. There are great options using “arrow slit” style windows (long, narrow windows with a high sill) above the bathtub. That’s how we did it, and we love the result. A symmetrical look from the outside doesn’t help if you have to constantly maneuver inside.

Without a basement, the storage space is naturally limited. The utility room will likely fill up quickly. Maybe consider a different staircase design to gain some more storage space or check if it’s possible to extend the utility room under the stairs.

The living and dining area is located in the northwest or west, correct? Just an open question to the group: Could it possibly be too dark there, or is this unlikely due to the many large window surfaces?

We have the same – exactly like that, just with a slightly larger bathtub. At first, we covered the lower window sections with film, but now it’s removed because the hedge has grown tall enough. 🙂 Unfortunately, we don’t know how it is in this particular case.
