ᐅ Help with the house floor plan, any suggestions for improvement?

Hello, we are about to build a house. This is a proposal from the architects on how we could do it. We will build with a basement, so the utility room on the ground floor will be removed and relocated to the basement. The entrance area will be mirrored so that the office is on the right instead of on the left as it currently is in the floor plan. There will be a lockable door from the carport into a pantry, which then leads into the kitchen. Also, the guest toilet will be located on the left side of the floor plan. I hope you can understand what I mean. We want to separate the kitchen from the living room with a large sliding door. There will still be a passage from the hallway to the kitchen. Do you see any suggestions for improvement? What could be done better? What would you have done differently? Sorry that I don’t have the exact floor plan according to my ideas to share—I don’t have one on hand at the moment.
It would be great if you could share your opinions.

If I leave out the pantry, what should I do with the extra space? I don’t need a larger guest bathroom, and keeping that space for the kitchen also seems a bit odd. What do you think? Do you really believe it is too small? The Rhine house I have now isn’t much bigger either, but I have an attic with guest rooms, while here I have to arrange everything on the ground floor.

Terrace on the north side?
In that case, I would mirror the house along the diagonal and rotate it so that the terrace faces west, the kitchen is on the south side, and the entrance is by the carport. According to the building plot restrictions, this seems possible, although the roof orientation might be an issue if it is specified in the development plan. But that can be checked.
At least this way, you would have a nice west-facing side, the kitchen facing the street, and the entrance where you want it—close to the carport.
The rough floor plan layout of the house can stay the same... I still don’t know where the pantry is 😎

Hello,

could you please provide the dimensions of the house; that is, length x width? I would also be interested in the house price including the basement. I assume it is intended to be a KfW 70 efficiency house?

The dimensions, as shown in the floor plans, are 7.77 x 11.39 meters (25.5 x 37.4 feet). It will be a KfW 55 energy standard house with an air-to-water heat pump, underfloor heating, and 9 kWp photovoltaic system. Roof overhangs and brick cladding are included. This covers everything together with permits and applications for the toilet, electricity, and so on... Basically everything except painting and floor coverings in the living areas. The total is €260,000 (euros), and then you can consider what you might be able to do yourself.
