Hello,

we have a semi-detached house of 150 sqm (1,615 sq ft) plus a basement, newly built by a developer.

I wanted to ask if it makes sense to retrofit a decentralized ventilation system?

The semi-detached house is KFW 55 standard, and ventilation is planned to be ensured by opening windows (this is the current plan).

Installing a central ventilation system is not possible; the decentralized one would have to be installed by us after handover.

Are there decentralized ventilation systems with built-in air conditioning (for the bedroom)?

We initially tried to become homeowners with a prefab house.

Due to a lack of available land and extremely high prices, it ended up being a developer project in a new residential area. If we hadn’t chosen the developer project, we would still be searching.

Is it even allowed to make so many core drillings as well as install an air conditioning system in a KfW 55 house, potentially creating weak points in the insulation?

These or trickle vents are your remaining options. From my point of view, a decentralized mechanical ventilation with heat recovery only makes sense for selected rooms—in my opinion, a central system is more cost-effective for most or even all rooms, but that probably won’t be an option here, since the builder likely wouldn’t agree. However, even with heat recovery, it is just a ventilation system, not an air conditioning system.

I think you might run into problems if you want to apply for a KfW loan or other subsidies for your KfW 55 house. Otherwise, better to avoid it.

Honestly: just install a decentralized unit in the bathroom and if you choose a quiet one, place one in the bedrooms as well. You won’t suffer for manually ventilating your KfW 55 house. In our building area, out of 12 houses, only 2 have central ventilation, two have decentralized, and the rest still manage fine.

I am definitely in favor of central ventilation, but if it’s not possible, then it’s not possible.
