Hello dear community,

First of all, a big thank you from me as well! You provide helpful information in so many areas that is simply invaluable.

We are in the final planning stages, and your opinion would be very important to us!

Apologies if I haven't included all necessary or important details. Please feel free to ask if anything is missing. Otherwise, we look forward to your feedback.

Details and our wishes:
- No basement
- Street side faces east
- Our garden is on the west side
- We want the children’s rooms to face the garden
- Washing machine and dryer on the upper floor
- Double garage 6 x 6 m (20 x 20 ft) attached directly to the house
- Side entrance to the house
- Optional kitchen in L-shape (but then the kitchen would face the street, and the office would face the garden)
- And stair landing! However, we were not able to create a good room layout combined with the side entrance
- Ground floor height 3 m (10 ft)
- Upper floor height 2.8 m (9 ft)
- A 3 m (10 ft) glass sliding element with the red line will be installed facing the kitchen

I hope I didn’t forget anything important. Thanks in advance for your feedback.

You are of course right regarding the choice of the word "final"! This is our basic idea, this is how we imagine it. Implementation is only at 22%, just thought it’s better to start with these things too early than too late 🙂

How many square meters is that? 200 m² (2,150 sq ft)?
Then 425,000 might be a bit tight...

Show a house with an attic on a plot. Access? Roads? Etc.

I always find it interesting how brief the answers are. Are the planners just as short with you? After all, this is your house! Every question has its reason...

Do you have a site plan? The garden can be anywhere there’s no building...

About the house:
I think the windows are a bit too few and too small in relation to the walls.
The square meters in the hallway by the front door are wasted space. When you come down the stairs, you immediately hit a wall. The cloakroom for four people is too small. The hallway is too dark for its length.
The door to the living area feels subordinate. The staircase doesn’t benefit the house.
I would move the garage, the red rectangle, further back, put a deep window next to the front door, and maybe angle the stairs.
Swap the kitchen and office. Swap the utility room and WC.
Remove the wall between the hallway and living area to create a more open flow.
On the upper floor, give up the first square meters of the laundry room in the hallway to gain openness with a window. In my opinion, the bedroom layout doesn’t work: move the dressing area forward and create a cozy corner for the bed. The children’s rooms are a bit large, but that space is there unless the entire floor plan is changed.

Is it really that large? It actually feels quite small because of the walls.

Kitchen island: it should definitely be deeper; with a depth of 60 cm (24 inches) marked, cooking without grease splatter on the floor behind is not possible. Sitting there is out of the question.
