Hello, I would like to hear your opinions. What do you think? Are there any suggestions for improvement? The west side faces open fields, so we wanted the living room to be oriented that way.

Plot size: 900 sqm (9,688 sq ft)
Flat land
Floor area ratio 0.4
Building line and boundary: 3 meters (10 feet)
Number of parking spaces: 2
Number of floors: 1
Roof style: gable roof and flat roof
Architectural style: modern
Orientation: west

Client Requirements
Small office, only for emergencies
3 people aged 38, 38, and 2
No overnight guests
Large kitchen with dining area, separate living room, covered terrace

Why is the design as it is now?
We considered all the desired rooms.
Access from terrace directly to kitchen and bathroom.

The main house will have a gable roof to allow attic space for storing boxes. The pull-down staircase can be installed in the long hallway. The part with the covered terrace will have a flat roof. However, we are not sure if having two types of roof will be expensive.
We also like a modern gable roof with trapezoidal metal roofing. This should be quite affordable… does anyone have experience with that?
I attached a picture of various houses that inspired us.

Does anyone have a rough idea of the cost? We are still very early in the process and many builders are reluctant to provide quotes due to uncertain material prices.

Construction is planned for 2023.

The house has not improved. Please always refer to your other threads. It is better not to start new ones about floor plan design, as drafts evolve and progress should be visible. So please continue in the old thread.

alternative 1
Swap bedroom and children’s room, but then the child ends up facing north.

alternative 2
Design the covered terrace behind a carport because I want to shield the street side, but then the rooms on the east and south sides are lost.

alternative 3
Plan the terrace in the west, but then the path from the kitchen is longer and the roof cover blocks light from the living room.

alternative 4
Add a small corridor from the living room with access to sleeping, bathroom, and closet; then the child will need a separate bathroom, and the rooms would again be on the north side.

I’m really open to ideas, but it’s not like I haven’t thought it through. The priority is the covered terrace, access to it from the kitchen, and having the living room face west.

I would have estimated this design’s floor plan at 200 sq m (2,153 sq ft) rather than 130 sq m (1,400 sq ft). If the difference is not noticeable to the original poster even in the "3D" pseudo-realistic view, it only confirms once again my ongoing point that such programs cannot provide planners without a sense of dimensions with that sense either. With these kinds of pictures, you can proudly show your mom, “Look what I drew.” But if you want to actually build based on pictures, it’s better to look under “architect” in the phone book 🙂
