ᐅ Have your basement room partitioned professionally or do it yourself?

Hello

We have purchased a semi-detached house with a basement from the developer.

The standard layout includes 3 rooms: a technical/storage room and an entrance hallway.

The entrance hallway is completely open when you come down the stairs. We want to separate the hallway to create a closed room and have the corridor as a separate area.

The developer can build the partition for 3500€. This includes fully built walls (calcium silicate bricks) and a door (wall about 3-4 m (10-13 feet) wide).

Or should we just install a drywall (plasterboard) partition with a door ourselves after construction?

What is better? Is the price reasonable or way too high?

The separated room will be used with shelves as a storage room. Are drywall walls strong enough for that?

€3,500 including plaster?

It can be done more cheaply on your own.

But sand-lime brick is of higher quality.
And having everything from a single source and not having one construction phase after another would be worth the (approx.) €1,000 main contractor markup to me.

Yes, including Q2 plaster.

So, a drywall partition and the door (I would have to check to get the same door as in all the other rooms) would cost about €2500 if you do it yourself?

Drywall is just a brand name. Gypsum board walls are very sturdy if you install double layers. Alternatively, you can fix OSB first, then gypsum board. People even hang entire kitchens on these walls.

For the door, budget about 400€. For the gypsum board wall materials including plastering, I’d estimate around 500€ (personal experience).

So you would recommend having the wall made directly from calcium silicate blocks? Because it is higher quality?

Or should I rather do it myself for about one-third of the price? The room will be used as a storage room and we would screw in heavy-duty shelves (but not place extremely heavy loads on them)

According to @nordanney, the costs are generous. In the basement, any door from a hardware store will do. With good planning, the DIY approach should be feasible.

You can’t really see the difference. Who’s going to judge that? I would prefer a DIY timber or metal stud wall. For the interior and exterior cladding, just install drywall. Double layers are not necessary.
