ᐅ How much does a turnkey prefabricated house with a granny flat cost?

Good evening,

We are planning to build a prefabricated house but are unsure about the potential costs.

Here are the main details:

- A serviced building plot is available in the 61440 area
- The granny flat (or secondary apartment) should be 30-50 sqm (323-538 sq ft), with the rest of the house starting at 80 sqm (861 sq ft). So a total of at least 110 sqm (1184 sq ft).

What is a realistic price range for a turnkey prefabricated house? We were thinking about 250,000-300,000 euros.

Additional question: There seem to be countless websites on this topic. How can you find (reputable) providers offering prefabricated houses that meet the criteria mentioned above? Is there perhaps a list or a filter system that only shows prefabricated houses with granny flats?

The issue here is "borrowers are retirees"... even if the equity is more than sufficient on paper, the loan repayments must be manageable with the limited income.

I’m not even sure if you can still get a new construction loan as a retiree 😳

Thanks again for all the numerous responses.

There would be a good retirement income available, and debt-free properties as collateral.

However, we are still at the beginning of our search/project and have just looked up prices on general information websites, seeing figures around 250,000 to 300,000 euros.

400,000 is, of course, a completely different level.

As mentioned, 150,000 is available as equity, and taking on an additional 250,000 in retirement does not seem sensible, regardless of whether a loan would even be granted.

It is difficult, but for now—and probably forever—we are stepping back from the idea of adding another house in the garden (our building plot)...

Why not sell one of the properties (it sounds like there are several) and invest the proceeds into the new project?
