ᐅ Plot in a New Development Area – Which One to Choose?

Dear Building Forum,

In the attached development plan, nine possible available building plots are marked with a black arrow. For the following reasons, I would prefer to choose plot number 6:
  • Located far from both access roads
  • Only one road runs directly past the building plot

Are these considerations correct? What disadvantages would this plot have, especially compared to plot number 23 or 29?

That may well be true that it gets more expensive with the road at 7, but it definitely wouldn’t stop me from choosing it, as it is the most appealing option to me. No idea how the original poster sees it.

So, we also live on two streets... the main street, which provides access to the property, and a second one that runs past it.

The street that runs past is in a higher maintenance category, and it covers about 40 meters (130 feet) of road. The additional annual cost is approximately 30 euros.

Haven’t street improvement fees already been abolished in many federal states...?

There are no road construction contributions according to the latest clarification.

I visited the site again, and the main advantage of lot number 7 is the relatively large distance to the neighboring houses. This means the view in the garden feels more open and spacious. There is no garage or similar structure on the boundary.

What makes me hesitate is the presence of five single-family homes along the play street. Their access road runs directly past building plot number 7. Could this be a nuisance later on, or is it hardly noticeable in everyday life? It will now be either number 6 or 7.

No, it’s not noticeable.
Why would it be? You’re sitting behind the house or a hedge… here, about 15 households would be driving by in their cars and I don’t notice it in the garden. Currently, the birds are quite loud, and a mower about 300 meters (330 yards) away is a bit annoying. Also, it’s a shared street… so there will be bollards installed, and pedestrian crossing signals with green walking figures and red cars 🙂

The previously mentioned development area is located in Bavaria. After careful consideration, I decided on plot 6. The main reasons were:

+ Only one street runs along the front of the property
+ I stood on both plots and especially liked the view in the garden. My gut feeling was better for this one.
+ The purchase price is $10,000 cheaper

Unexpectedly, I received an offer for another development area in Baden-Württemberg after applying. This location offers more shopping options, has both a primary and secondary school, and the commute would be 15 minutes shorter. However, the purchase price is 25% higher. The assigned plot would be number 15. Does this plot have any disadvantages compared to the previous choice? My initial observations are:

- Neighboring plot 14 is small, so construction will likely be right on the boundary.
- Plot 20 across the street is situated slightly higher, which means it has a good view towards plot 15.
- The plot has an irregular shape. From previous discussions, I understand that this can also offer some advantages.
