My partner and I are looking for plots of land. We have already contacted many municipalities and are on their waiting lists.
Now, a couple of friends got in touch with us—they would like to build a semi-detached house together with us.
So here is my question: Should we have mentioned the plan to build a semi-detached house when inquiring about the land? I find it a bit awkward if we were offered a plot and then come up with the idea of building a semi-detached house. Especially since some municipalities immediately rule that out.

I can imagine it would be awkward if you were able to get a plot of land When you apply for a plot, you already know in advance what is allowed on that land (zoning plan / development plan). So it’s more awkward if you get the plot but a duplex is not permitted there. The local authority doesn’t care what you build. If you apply for a single-family home lot, you build a detached single-family house. If you apply for a plot suitable for a duplex, it’s obvious that you could also submit a building permit / planning permission application for a duplex then 😉

Is the couple of friends in the same status as you regarding, for example, local resident priority points?
Basically, most newer development plans generally allow detached houses in some areas and semi-detached houses in others, meaning two adjacent plots with halves of a duplex joined on one side. Additionally, there is also the option to build a semi-detached house on one common, legally undivided plot—assuming it is suitably sized.
Clarify the following points: your size expectations and those of the couple of friends, as well as your basic views on having a basement (unless this is already determined by a sloped site). Plan together—even if one couple wants a masonry house and the other prefers a timber house. Especially if one couple plans to build with a basement and the other without, in my opinion, you absolutely need a joint coordinator.
