Hello,

We have actually found a nice plot of land without a developer in the Berlin outskirts. It is still being used as a garden plot over the summer, with handover scheduled for October.

What can we already do or apply for until then? And what is the best approach at this stage?

We were thinking of surveying and conducting a soil report after the handover in order to get specific offers from solid brick-and-mortar house builders and prefabricated house manufacturers. Until then, we plan to explore the market a bit and study some construction specifications. Or are we being inefficient in our approach?

We would also appreciate any tips for affordable general contractors in the northeastern Berlin area.

Congratulations on your plot of land! Before you start looking for a builder or supplier, take time to reflect on your life priorities, wishes, and daily habits. Visualize how you want to live, not just what kind of house you want to have. It can be both useful and enjoyable to look at many different homes from this perspective—not only those in model home developments. Exploring building solutions from other countries can greatly broaden your outlook and help you avoid simply accepting local common practices as limiting standards. Once you can clearly express how you want to live, you will find a builder or architect who fits your vision, as you will quickly recognize whether they are the right match or not.

We are planning to build soon (hopefully in August) about 40 km (25 miles) south of Berlin. If you want some experience reports or recommendations for general contractors, just let me know :-)

Has the notarized contract been signed? Is the garden area designated as building land? Is there building authorization / a building permit? Is there a local development plan? Or is it regulated under section 34?

Yes. I would consider surveying early enough between the preliminary design and the final design stages, but the soil report—to determine whether it’s swamp or rock—should have been done before the purchase. Proceeding without an architect leads to a whole chain of inefficiencies, starting with studying the construction specifications from general contractors “apple,” “pear,” and so on.

It is building land, an undeveloped plot between residential houses. The §34 regulation applies.

The subsoil will be sand, as it is a moraine. There is no swamp or rock in the area, only sand.
