ᐅ House Construction Planning: Solid Brick and Mortar House or Prefabricated House? With or Without a Basement?

Hello everyone,
We have been researching house building for a year now and have been feeling quite uncertain throughout the process.

Basically, we need to be mindful of the budget when building.
However, we would prefer a traditional masonry house, preferably with a basement.

We honestly don’t know where to really start to find a clear direction for ourselves.
For a year now, we have been struggling with different bits of information and still don’t know which way to go.

The house should be a smart home with all related features (definitely no wireless).
It should also be possible to retrofit if, for example, a power outlet or something similar is forgotten during construction.
We basically want a basement to keep the technology, heating system, and storage space separate from the living areas.
We won’t need an attic then.
We also want a modern open-plan living, dining, and kitchen area on the ground floor, along with a guest room.
The upper floor should have the bedroom, a walk-in closet, a large bathroom, and two offices (we will not have children).
The garage should be accessible from inside the house (either through the basement or an extension).

The house will be built in the Saxony-Anhalt region.
The total usable floor area, including bathrooms and basement, should be between 200 and 300 square meters (2,150 - 3,230 square feet).

We have many wishes, but we really don’t know where to start and currently have more questions than answers.
We are looking for an online community where we can exchange ideas and experiences with others.
Is this the right place for that?
If not, does anyone know where we might be better off?

With some structure, this will work. Your outline switches between different levels of abstraction as quickly as a fly changes direction. First, establish a framework:
  • Be aware of your lifestyle – focus on how you want to live in your home, not just what kind of house you want.
  • Financial framework
  • Region – consider potential plots of land
  • Prioritize your wishes (at this stage, they do not need to fit within the financial framework)
It is worthwhile to take ample time for inspiration – only once you have an appropriate framework does it make sense to focus on architecture and contracting partners.

@RomanoD., I completely agree with the others. One of your opening sentences mentioned that you need to watch your budget, but a few lines later you talk about 200 to 300 sqm (2,150 to 3,230 sq ft) of living and usable space without any clear idea so far. My advice for now is to visit some show home villages to gather ideas and get a better sense of size, room layouts, and especially the space you will need. Until then, this will be a bit of a blind study here. You haven’t provided any information yet about your living situation, budget, any existing ideas, or whether you already have a plot of land. If you do have some details, please consider filling out the questionnaire...

Yes, we currently have a 120 sqm (1,290 sq ft) apartment, and it’s too small for us.
Of course, as you said, it might be due to the layout.
I think we should look into where to visit model home parks.
In our area, we haven’t yet spontaneously come across or found any where we can visit.

If it’s on a slope, then the option of a basement or walk-out basement can usually be ruled out. The house should also suit the plot, not only because of the floor area ratio but also to leave enough space around the house.

We definitely want to avoid a sloped site.
Although we are from the Harz region, there are still plenty of flat plots available here.

We are already following the mentioned Hausbauhelden ^^
Their affordable houses match the style we’re looking for.
However, their price ranges are often higher than what we envision.

Basically, we are still quite unsure about where to start.
I think we’ll begin with the bank and meanwhile visit show homes.
The latter, however, seems to be difficult for us as far as we know, there are none in our area at the moment.
