Hello dear homebuilding enthusiasts,
we are approaching the signing of the contract for our solid (masonry) house. However, we are concerned about the shortage of raw materials and worried that our construction might come to a halt. The planned start of construction is not until August 2022. Given the current situation, would you sign a contract now or rather wait one to two years until the situation possibly improves?

As they say in my old hometown (though not grammatically perfect): a lot can happen before then (August 2022). If you want to build and the timing works for you now, then sign the contract. The notes about price guarantees have already been mentioned here, but if you wait another year to sign, it certainly won’t be any cheaper than a price agreed upon today and adjusted accordingly.
When I was still employed, my boss used to say, "Waiting costs money!" This is not specific advice regarding your contract, but it is a good principle to keep in mind. Looking at the past 10 years alone, this statement has proven completely true, especially in the real estate and construction sector. Of course, everything should be documented properly to limit the cost risk. But don’t believe that from 2022 onwards the situation will relax enough to make waiting worthwhile!
