ᐅ Building a New House on an Existing Basement Foundation

Hello!

We are considering buying a house built in 1984. The floor plan doesn’t meet our needs, and we want to change and modernize a lot. Specifically, we are now thinking about demolishing it and building a replacement house.

Currently, the house is unfortunately not ideally positioned on the plot. At the back, there is very little garden space, just a narrow strip, while in front of the house there is a parking area that is much too large and not useful for us.

We are now considering keeping the basement (which is in good condition) and moving the new house about 2 to 3 meters (6.5 to 10 feet) further down the slope. From your experience, do you think this is generally feasible, or should we forget about it?

I know it’s hard to judge from a distance, but a few general assessments would really help me.

Without pictures and plans, it's impossible to say anything here. Is the house located in an area with a zoning plan or under Section 34 approval?

I really don’t want to know what you’ve been smoking. This is pure folly at its finest. You’d be better off looking for another property or living with the less-than-ideal position. Floor plans can be modified to some extent. A house from 1984 is still far from being dilapidated, so carrying out this crazy idea is hardly “reasonable.”

There are reasons why some houses are positioned the way they are… hence the question about the zoning plan / development plan.

And a house with 84 square meters (900 square feet) should still have enough residual value that the price is far too high to justify demolition and rebuilding. Therefore, it is neither economically nor (for once) ecologically sensible.

Structurally, building on top of an old basement seems problematic. With many additions to the existing building, cracks often occur due to subsequent settling. This would also be expected in your case. It is also questionable whether the basement can support the new and altered loads.
