Hello,
we are building a Rensch prefabricated house and have contracted the foundation slab as a private job to a foundation specialist. He requires both rough and fine staking out to prepare the foundation slab.
We hired a licensed surveyor to carry out the rough and fine staking. The requirement was "[...] floor plan and site plan with the planned building marked [...]". We provided the plan from our architect, and there were no further questions.
The fine staking was done according to the building’s outer dimensions, but according to the foundation specialist, this is incorrect. He said the staking should have been done according to the foundation slab plan, which is a few centimeters smaller than the actual building.
Now I wonder, shouldn’t the surveyor know this if they do it every day? The correction was charged to me, but is the fault mine? Has anyone had similar experiences or can offer advice?

First of all, you are naturally responsible for the as-built survey in the eyes of the homeowner... From my experience, homeowners no longer accept an as-built survey for the foundation slab or basement at all and have it done by a provider of their choice, of course at your expense. That's why it is also "billed to you."
What your current standing is with the surveyor or foundation slab contractor, I do not know.

For the construction of the foundation slab, a rough and detailed staking was required. What exactly were the requirements, and in what form were they provided? Is there a document specifying which services are included under rough and detailed staking?
maxx004 schrieb:
It was requested By the surveyor?

The detailed staking was then done for the exterior dimensions of the house. And there should be documentation for that, right? Did the foundation slab contractor receive it?
maxx004 schrieb:
According to the foundation slab contractor, that is incorrect. That’s not incorrect, it’s a communication issue. If the foundation slab contractor and surveyor weren’t in direct contact and messages were passed quietly through you and maybe the architect, important details can easily get lost.

Now I’m wondering, wouldn’t the surveyor know this if they do it every day? No, because every builder wants it done differently. The standard is always to stake out the finalized measurements according to the building permit / planning permission.

I was charged for the correction. Who corrected what exactly, and what was the cost?
@ypg
“Self-performance” in the sense that I take care of ensuring the foundation slab is built according to the specifications from the prefab house company. I am the client for both the surveyor and the foundation contractor.
@Escroda
Unfortunately, there is no written definition.
Yes, exactly. I explained to the surveyor by phone what we needed, and he then formally requested the above-mentioned documents in writing.
Yes, both the foundation contractor and I received documentation for the staking performed (rough and fine).
The communication went through me, that’s correct.
OK, if that’s the standard, that would explain why he didn’t ask again. But isn’t it the case with (almost) all prefab houses that the foundation slab is slightly smaller than the house?
The surveyor redid or corrected the fine staking. €200

My goodness, only 200€. You will gladly accept and pay that. Be glad that he noticed and corrected it. An oversized foundation slab would have caused significantly more unpleasant consequences (costs) for you.
Get used to it already: 500€ here, 1K there more, unfortunately 10K more here due to this and that. The list of things that were planned incorrectly or not detailed enough can be long 😉
