ᐅ Single-family house construction planning for approximately 170–180 m²

Hello everyone,

I am currently planning to build a single-family house of approximately 170-180 m2 (1,830-1,940 sq ft).
Here are some preliminary details:
  • Plot of about 850 m2 (9,150 sq ft) located in the triangle between Munich, Augsburg, and Ingolstadt
  • Development plan requires a pitched roof with a slope of 30-45 degrees
  • Required rooms: living and dining area, kitchen, bathroom, guest toilet, 2 offices, 2 children’s rooms, utility room
  • Garage with two parking spaces


I have already spoken with several architects, and next week I will be meeting some prefabricated house providers.
After the first discussions, one architect told me to expect costs of around €3,500 (approximately $3,750) per m2. For 170 m2 (1,830 sq ft), that would be nearly €600,000 (about $645,000), and that doesn’t even include furnishing. I was quite surprised since I have often read on this forum about prices of €1,500 to €2,000 (approximately $1,600 to $2,150) per m2. Has the price really almost doubled in the last 3-4 years?

Since I have not yet decided between a prefabricated house provider and an architect, I wanted to ask if you think my project is feasible with a maximum budget of €450,000 (about $485,000)?

I know this depends on many factors, but I would still appreciate a rough estimate from experienced home builders.

I don’t believe in that. When have prices ever sustainably decreased? Even IF raw material prices were to go down, other costs increase. It’s just inflation.

Please do not focus only on the pure construction costs and the furnishing costs!
Additional construction-related expenses are significant and must be mentally deducted from your budget in advance (building permit/planning permission fees, construction electricity, construction water, earthworks, utility connections, surveying costs, portable toilets, etc. – the list is long).

Be happy about the architect who does not live in the prices of yesterday. Whether you can skip the basement may be decided by your plot of land, sometimes more clearly than you.

Doubling is realistic. I can confirm that. Although I can hardly believe the 3.5k myself. In that case, I wouldn’t start building right away.

What is included in the 3.5k? Of course, it depends on the equipment, construction method, possible personal contributions, and so on. Clearly, you can easily pay 600k or more for the house. However, it might also be achievable for less.

Right now, that’s very difficult. A month ago, it would have been different 🙂
