I am currently planning to build a single-family house of approximately 170-180 m2 (1,830-1,940 sq ft).
Here are some preliminary details:
I have already spoken with several architects, and next week I will be meeting some prefabricated house providers.
After the first discussions, one architect told me to expect costs of around €3,500 (approximately $3,750) per m2. For 170 m2 (1,830 sq ft), that would be nearly €600,000 (about $645,000), and that doesn’t even include furnishing. I was quite surprised since I have often read on this forum about prices of €1,500 to €2,000 (approximately $1,600 to $2,150) per m2. Has the price really almost doubled in the last 3-4 years?
Since I have not yet decided between a prefabricated house provider and an architect, I wanted to ask if you think my project is feasible with a maximum budget of €450,000 (about $485,000)?
I know this depends on many factors, but I would still appreciate a rough estimate from experienced home builders.

- Development plan requires a pitched roof with a slope of 30-45 degrees
- Required rooms: living and dining area, kitchen, bathroom, guest toilet, 2 offices, 2 children’s rooms, utility room
- Garage with two parking spaces

And it might go even higher for you, since prices have risen further in recent weeks due to raw material shortages.
To answer whether a budget of €450,000 is feasible, essential information about the planned house is missing: features, with or without basement, number of floors, desired standard, number of bathrooms, fittings, underfloor heating, type of heating system, photovoltaic system, sloped or flat plot, soil conditions, KNX, smart home…
But in general: from the target price you should roughly deduct €50,000 for additional construction costs and €25,000 for fittings (kitchen, lighting). That leaves only €375,000. With that amount, it is definitely not possible to build a 175 sqm (1,884 sq ft) house. Even in cheaper regions in Germany that would already be difficult. In the location you want, it is practically impossible.
Is the budget all-inclusive? Will there be a basement? What is the soil like? Some could easily estimate around €10,000 (about $11,000). You provide very little information.

Myrna_Loy21 May 2021 14:12I'm afraid you will also have to deal with the Bavaria surcharge. The region has very strong purchasing power and the construction boom is particularly intense.

This is enough for me at the start. As I mentioned, I’m still in the early phase and was just looking for a very rough estimate. In that case, I will have to increase my budget somewhat.
What is your opinion: do you expect prices (including raw material costs) to decrease somewhat again in the coming years?
