ᐅ How to position the house on the plot?

Hello everyone,

We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.

The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.

Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.

Please don’t be confused by the two carports. I am not basing the house placement on their locations.

How would you position the house? Am I overlooking anything?

However, it is hardly feasible to divide the plot with the building envelope as it is.

Here is a possible way to divide it. In this case, I would prefer the western plot.

Hello, thanks for the input. Yes, the building envelope is negotiable since it does not follow any urban development plan, and on plots further south building is allowed further west. There is already an approved preliminary building permit request for the western part of the plot outside the current building envelope.

Where and for what purpose? If it’s meant to be the bedroom in old age, then take a closer look at the ground floor shower bathroom – it’s not really suitable for elderly use. Also only partly practical for everyday life.

How many square meters has the architect planned? I don’t see your price target, so I’ll keep it short: first sell part of the plot, then choose the prime piece now and build more relaxed right away.

We want the dormer because we simply like it and it gives a completely different sense of space on the upper floor, but maybe I’m mistaken there. I already said we could also do without the “office” in old age, so then the everyday suitability of the ground floor bathroom would no longer be an issue. Do you mean €400,000 is unrealistic? Phew... Selling part of the plot would be my last option, since capital gains tax would still apply at this point in time...

Only if you make a profit. There are plenty of costs that can be deducted.

Exactly, I don’t even know how it’s calculated when I sell part of the land. It’s probably broken down by square meter to determine the profit...
