We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.
The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.
Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.
Please don’t be confused by the two carports. I am not basing the house placement on their locations.
How would you position the house? Am I overlooking anything?
