ᐅ How to position the house on the plot?

Hello everyone,

We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.

The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.

Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.

Please don’t be confused by the two carports. I am not basing the house placement on their locations.

How would you position the house? Am I overlooking anything?

A few larger windows in the right places and a more open floor plan can make even a smaller square meterage feel less cramped. You are not building in a typical crowded 420m2 (4521 sq ft) house-to-house new development, but on a really large plot of land that also gives you complete planning freedom. Take advantage of this— it can be done very cost-effectively. Even some standard floor plans could work well, depending on your requirements.

This is not about exceeding your budget or anything like that, but about making the best out of the given conditions.

No one here is interested in giving you a generic floor plan just to make an easy profit.

Personal price limit for the house including fittings: Our total budget for the entire building project is approximately €500,000. After deducting the land cost, we have around €400,000 available. We aim to manage with that, including all construction costs, additional expenses, and landscaping.
Preferred heating technology: air-to-water heat pump, photovoltaic system or at least provision for it

If you had to give up any details or expansions,
- What can you live without: walk-in closet, underfloor heating upstairs (except bathroom), fireplace, heat pump technology, photovoltaic system, exterior door to utility room, bathtub, additional office room besides the 3 bedrooms. Also, in an emergency, we would subdivide the plot and sell about 500 sqm, leaving approximately 800 sqm for us. The 500 sqm could bring about €60,000-70,000.
- What you cannot do without: 12 sqm (129 sq ft) minimum per child’s bedroom, dormer on the upper floor, utility room of acceptable size (10-15 sqm (108-161 sq ft)), extra shower in guest WC, a large garden for our animals

What is the most important/basic question about the floor plan in 130 characters?

We want to make the best and most efficient use of the building plot with an existing property, as we have a limited total budget of €500,000. A large garden is most important to us. The house should be as large as necessary without “wasted” space.

Where and for what purpose? If it is meant to be a bedroom for older age: turn your focus to the ground floor bathroom with a shower – it is not suitable for aging in place. It is only partially practical for everyday use as well.

How many square meters has the architect planned? I don’t see your price target, so I’ll keep it brief: sell part of the land first, pick the prime piece now, and then build more relaxed.

However, at model home exhibitions, it can easily happen that you walk past not only standard houses but also over-the-top houses, leading to very expensive tastes. I also don’t think these exhibitions are always helpful: you can’t learn planning skills there, only see examples (which are of little use without understanding the planning). Quite often, clients leave these fairs carried away by infatuation with straight stairs, captain’s gables, fireplaces, and so on, only for the banker to prick that balloon. Once the shock has worn off, they go to a general contractor, have their Flair at least symbolically remodeled into a Jette, and, to be frank, haven’t really gained anything.
