Hello everyone,
We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.
The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.
Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.
Please don’t be confused by the two carports. I am not basing the house placement on their locations.
How would you position the house? Am I overlooking anything?
Thanks in advance!

The objects shown are not planned by me in this way. This is just an example and not a “final design.” Why do you want to put the cart before the horse? With the size of your plot, you have plenty of options to place a house. The floor plan comes first 🙄
In cases like this, I strongly advise consulting an architect early on, basically right now.

Thank you! Where can I find the questionnaire?https://www.hausbau-forum.de/threads/grundrissplanung-unbedingt-vor-beitrag-erstellung-lesen.11714/
Have a look here, everything is explained in detail 🙂

Oetzberger16 May 2021 05:49A floor plan like this with such a dream layout calls for a fresh start. First, visit a few model home communities. When planning, make sure to consider the views outside and the natural sunlight. The property has the potential to be truly beautiful, even with a smaller square meter area. Simply include a few large windows in the right places within the living area and aim for a very open design overall. Arrange the furniture accordingly as well. This way, you essentially bring the large garden into the house. In daily life, you will always be surrounded by greenery.

I understand what you mean and will work on the questionnaire. However, I wonder if I will still be able to afford it in the end. 🙄

you’re only asking this question now). And yet it remains unanswered. 🤨Well, let’s see what comes out of the questionnaire then. 😉
