ᐅ How to position the house on the plot?

Hello everyone,

We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.

The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.

Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.

Please don’t be confused by the two carports. I am not basing the house placement on their locations.

How would you position the house? Am I overlooking anything?

From an energy perspective: a square shape offers the largest floor area with the smallest building envelope. (This is not so critical here.) However, the narrower one side is (aspect ratio), the more challenging it becomes to design the floor plan. With 8.25 m (27 feet) you have about 7.5 m (25 feet) interior dimension, so you cannot fit two 4 m (13 feet) rooms side by side!

In my opinion, it’s not these specific dimensions that are the problem, but rather the tendency to fixate on certain size ratios (as most proponents of the obsession with square footage do). Probably the most common mistake made by amateur planners is skipping the preliminary planning phase without a spatial program and jumping straight into the design phase at full scale. Moreover, since we don’t know the building envelope, there is no reason—at least based on the plot dimensions—to impose fixed dimensions.

Okay, understandable. However, I am familiar with front doors opening outwards from Scandinavia and don’t share the concerns regarding that. The same applies to children’s rooms sized 12-15m² (130-160 sq ft). It also has to remain affordable for me. The objects shown are not planned by me as they appear; they are just examples and not a “final plan.” If so, we have misunderstood each other.

If you want really valuable input for your floor plan, you should fill out the questionnaire. It’s definitely worth it!

At first glance, the ground floor looks like the space was just planned to fit a specific floor area, no matter what.
