Hello everyone,
We are currently planning the orientation of our house on the property. The house has external dimensions of 12 x 8.25 m (39.4 x 27.1 ft). Our plot is a total of 1304 m² (14,040 ft²) and at the front area, where the house is to be placed, it is about 20 m (66 ft) wide and between 60-64 m (197-210 ft) long overall.
The attached images are already aligned with true north. Access to the property is from the east side. Through the adjoining dead-end road to the south, we have the optional possibility in the future to subdivide the rear part of the property and access it via this road.
Essentially, our question is: How would you position the house on the plot? With the gable end facing the street? This would have the advantage of still leaving a usable garden or terrace area on the south side of the property. If we rotate the house 90 degrees, we would have a great west-facing view into the large garden, also visible from the dormer on the upper floor. Furthermore, if the property is subdivided in the future, the house would probably be better positioned on the smaller plot that would result. A west-facing terrace is actually our preferred orientation.
Please don’t be confused by the two carports. I am not basing the house placement on their locations.
How would you position the house? Am I overlooking anything?
Thanks in advance!

I would arrange rooms according to needs. That’s how it is usually done. Living areas facing south and west, secondary rooms facing north.
Where the gable or eaves end up doesn’t really matter, unless you specifically want to supplement your pocket money with electricity (photovoltaics).

That sounds like a specific house model – which surely also has a definite layout (and rooms where the orientation of the windows matters).
... which to me suggests a low probability of being able to ignore the factor of height differences.
Based on this limited information, my answer can at best be "42" ;-) The external dimensions are not set in stone. We are flexible on the inside. But the house will ultimately have approximately these measurements. I don’t quite understand your second comment about height differences 🙂. We definitely plan to have a photovoltaic system at some point, but my information is that a west-facing roof is just as suitable for this as a south-facing one.

South-facing windows and no south-facing terrace are not mutually exclusive.
South-facing terraces are often too warm. The garden is on the west side.
Why do you want to use the entire street-facing side for parking? Carports block the windows on the house. If you have a better idea regarding car parking spaces, I'm open to suggestions 🙂.

What does the zoning plan say?
What is the layout?
If there are dimensions, there must be one. The zoning plan is very old. To be honest, I can pretty much do whatever I want. The floor plan is attached. However, it is not yet final. Depending on the orientation of the house, I could also swap the kitchen with the living area. In that case, the kitchen and utility room would essentially face each other, separated by the hallway. With this option, the house would be mirrored, with the roof side facing the street. I want the kitchen to be generally located in the southeast and the living area adjacent to it on the south/west side.
