Hello everyone,

I just wanted to briefly introduce myself and say thank you.

For about a year and a half, I have been a silent reader here to gather inspiration and especially to gain more knowledge about construction technology.

Now a bit about me:
After more than a year of searching for a plot of land, I was able to purchase one from a developer who couldn’t move forward quickly with his plans.
So we found our dream plot (good location, 2500 m² (0.62 acres), slight slope, underground private spring that we have to preserve and are allowed to use).
There was an old house on the property, which we have since demolished.
There is no zoning plan, so §34 applies. During an initial informal inquiry at the building authority, almost everything we planned was rejected.
So we submitted an official preliminary building inquiry, involved the right people, and had lengthy discussions. In the end, we received a positive decision.
Therefore, there is nothing standing in the way of the building permit. The building permit should be granted within the next few weeks as there are no changes from the preliminary inquiry.

My wife (37) and I (36) want to build a Bauhaus-style villa in southern Baden-Württemberg.
It will be constructed from concrete (with core insulation) or in combination with insulated precast elements.
A lot of glass (full-glass system), textile shading, KNX, fast network both wired and wireless, strong mechanical ventilation with additional cooling coils, stainless steel pool, large cistern, and more.
The electrical planning must be 100% spot on since it’s almost impossible to make changes afterward.
Since I am friends with an architect from a larger firm, it was clear which route we would take. Such a house can basically only be realized with an architect.
I also personally know the electrician and KNX system integrator, as well as the owners and work approach of the heating, plumbing, and ventilation companies involved.
Some trades have already been contracted, and part of the equipment has already been ordered.

I’m really looking forward to getting started and to the final result. The goal is to move in by the end of 2019.

Do you have any pictures without the extreme wide-angle? It makes the rooms look unnaturally "big."

The garden is my territory. That’s also why I have reasons to buy new "toys." Soon, I’ll be adding a battery-powered reel mower (used Toro eFlex 2100) to my equipment.
I have a flexible schedule and I'm under 40, so I can manage the garden well. A few days ago, I worked on the garage area with 800 kg (1,764 lbs) of sand, spreading and leveling it... For bigger projects, I might get some help.

The house itself is pretty low-maintenance. Not a lot of standing around. Floors are cleaned with robot vacuum cleaners and a scrubber dryer (including the terrace).
Still, we have someone employed for €450 (about $490) a month.

The fitness area is currently mostly used by my wife for yoga and cardio. We swim almost every day.
My friends always ask how much a membership costs with me since their gyms have been closed forever.

You’ll laugh. We’ve also thought about adding a few greens and fairways in the garden, but just as decoration.
Here in the house, the man is more of a green thumb 😉 and it’s too heavy to carry. But there are plenty of transport devices available.
It’s quite handy when you can simply move the pallets through the house with the pallet jack (solid rubber tires). In the garden, we use a riding mower and trailer.

The cage was taken without a wide-angle lens. Without a wide-angle, you can’t capture the entire room. If I remember correctly, the room is about 65m² (700 sq ft).

Thanks everyone! On-site every day, just as I feared... As mentioned earlier, this will be our second time building. We definitely won’t be using the architect from our first build again. He came up with a good design for our needs back then, but it’s not suitable for the future (the kids have now moved out). More importantly, he had no experience with construction management and the many small but crucial details, and he was rarely on site. We’ve learned this the hard way up to now.

@rick2018 It will take a bit longer. So far, we have many ideas in mind and a reserved plot. We are still negotiating with the building authorities, as the development plan does not allow for a flat roof, which is a must for us. I just received news today that things look better than expected and a decision should definitely be made within the next 2 weeks. It will most likely be concrete, as it has long been decided that the first floor will extend beyond the ground floor and this side (south-facing slope) will be mostly glazed. The exterior will be either exposed concrete or white, we’ll see.

Once it’s time, I’ll start a new thread. The discussion here on the forum is great.

@bortel Thanks for the recommendation, unfortunately they are even further away from us than some architects in Baden-Württemberg who we like.

Take a look at Karl Kaffenberger, based in Hesse, who builds a lot of cubic-style houses; not all are Bauhaus, but the style might suit you.
