ᐅ New Construction Bathroom Modification Costs

Hello everyone,

Although this is a house construction forum and I am only planning to buy an apartment, I hope you can still support me here. 🙂

The bathroom in this apartment was pre-designed by the developer/architect, but I would like to make several adjustments and I don’t want to rely solely on the developer’s statements regarding the associated costs.

A brief update on the current status:

Developer’s original floor plan:

Current status:
  • Shell construction is completed
  • Screed has been laid
  • Substrate for shower (1.20 x 1.20 m (4 ft x 4 ft)) and bathtub is prepared (waterproofing)
  • Substructures and connections for bathtub/toilet/sink are finished
  • Still not tiled

The floor plan I want ("to scale") and the changes are as follows:


Abstract geometry: grey bars, white fields, black background and turquoise stripe.



  • Remove bathtub and relocate toilet to the position shown
  • Install a half-height wall as a privacy screen for the toilet
  • Replace single sink with a double sink and add a second water connection
  • Extend the shower to 1.50 x 1.20 m (5 ft x 4 ft) and install a full-height wall on the lower side, so no corner glass panel is needed

I hope some of you have relevant experience and can estimate the potential costs for these changes.

That won’t help you much, whatever someone tells you here; you will have to pay whatever the developer charges you.

If you haven’t bought the apartment yet, you might be able to include it in the negotiation – but if there are other bidders for the purchase, that might leave little room for negotiation.

Hello, thanks for the feedback. But I already understand that—I just need a rough estimate of the costs, so I can use it in the negotiations as you suggested. 😉

Okay, let’s assume the worst case: I would hire an external contractor to do it. What would it cost me for the changes mentioned above (to the “shell construction”)?

Oh, and one thing I forgot—the bathtub, toilet, and sink have not yet been installed. Only the connections in the substructure are in place.

The connections will all need to be removed again.

You will need a different drain pipe for the toilet than for the bathtub.

Then the double washbasin will be customized (€1800), and you will probably not receive credit for the single washbasin.

I estimate this will cost you at least €5000 with the contractor.

I expect it will be a bit more because part of the screed will have to be broken up again to install a larger waterproofing layer for the shower. And depending on how the pipes are laid, that will also have to be opened up to fit different diameters.

5,000 euros could be the actual costs.
10,000 euros the price to be paid as "compensation" to everyone involved... which craftsman likes to come back and redo their own work...

And every tradesperson has to make a new trip for minor issues...
