Hello everyone,

I am planning to start a new build in Saarland this year.

The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).

My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.

Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.

Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.

Thank you for your support with my obvious terminology issues... even in red, wow! It’s better to use the quote function, as that is clearer.

Of course, you can simply draw a fireplace on a piece of paper — I never doubted that; you can also just sketch in a 20cm (8 inches) wide TV to make the rest of the furniture fit. You can do that...

But you should know the actual dimensions involved, meaning the built masonry fireplace PLUS the stove or tiled stove itself... and above all, see where a cabinet might pass above it, or whether I’ll end up bumping into it at the top of the stairs; currently, this looks rather risky, but sorry for the constructive feedback intended… Since you have only shared partial information bit by bit, or sometimes none at all, it’s hard to keep track of every single post or go back to check.

Publishing a plan and then saying it could be done differently is of course futile. Designing something becomes difficult when in execution there will be problems everywhere.

Exactly. So that option is off the table as well; why is it still drawn in, or why isn’t the criticism accepted?

In my opinion, you are putting the cart before the horse and should address fundamental aspects of your house planning first. Any room size or unusual configuration can make sense individually, but as a reader, if the reasoning isn’t shared, there’s no way to comment. Of course, you can always just draw a bed or a shower somewhere, but then it’s simply not a proper plan. You should know the approximate size of your shower, bathtub, washbasin, which shelving you want, whether you might want a towel radiator, and anyway the position and size of windows.

You say you haven’t made much effort so far, and then people wonder why they should put effort into helping if you don’t.

I’m afraid a wood-burning fireplace makes little sense here. You should research in the forum especially on how a fireplace interacts with underfloor heating, which can be problematic given your relatively small house size. A fireplace also needs space to make an impact visually, plus sufficient clearances for heat dissipation. If you have a gas heating system, I would consider a stylish gas fireplace instead; that avoids issues with the chimney draft, and you can control it individually.

My suggestion: remove the TV completely and install a sleek gas fireplace spanning the width of the wall, or even better, have a view of the garden from the sofa rather than facing a wall with the window behind you reflecting off the TV.

I wouldn’t want to stand and cook in the kitchen just 2.5 meters (8 feet) away from the front door. Next to the stairs.

Hi,
so I have now swapped the kitchen and living area. I really like the living area, and I was able to integrate the fireplace well, so it also fits on the upper floor.
The kitchen is quite large at almost 16sqm (about 172 sq ft) in my opinion, which is why I also sketched in a pantry. But I’m still not completely satisfied with it.
Alternatively, I could make the utility room a few centimeters larger and extend the kitchen island back to 3m (about 10 ft).

I left the dining area as it was for now; you can now also rotate the table here.

Which tiny door do you mean?

Edit: maybe a fundamental question about the stairs. I am considering changing the direction of the stairs so that you basically go upstairs from the kitchen/dining area. Since there is no longer a door like there used to be under the stairs, this would be easy to implement. Is there any reason not to do this?

For completeness, here is the upper floor plan. I slightly reduced the size of Children's Room 1 to give more space to the office. The chimney is now located there as well.

In the bathroom, I created a possible layout, and in the hallway, where there used to be a storage room, I added a window since the hallway would otherwise have no window.

Additionally, I’m now in the fortunate position to be able to shift the staircase to the left or right if I want, and also change the direction it runs.

The shower upstairs is very narrow.
The toilet is located right behind the door, which can cause bruised knees. With children, life feels like that of a rockstar. Groupies follow you even to the toilet.
I wouldn’t change the walking direction; you arrive right in front of the bathroom door anyway.

I would leave out the pantry on the ground floor. Its storage capacity is equivalent to that of a row of cabinets. Kitchen cabinets have a more spacious feel.

I’m referring to the narrow door with the garage door shown on the plan.
