Hello everyone,
I am planning to start a new build in Saarland this year.
The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).
My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.
Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.
Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.

Myrna_Loy1 May 2021 18:36The ground floor reminds me of a furniture store layout. Everything is visible from the entrance at first glance. Plus, the staircase is openly leading upstairs. The acoustics will be like in a parking garage, and no ventilation system in the world will prevent the smell of steak from reaching the bedroom.

How do you plan to access the bathroom? The door there won’t even be 2 m (6.5 ft) high as planned.
Combine the broom closet and the bathroom into a utility room.
Make the kitchen bigger.
Have a small bathroom next to the entrance door. So, I swapped the utility room and the bathroom and enlarged the kitchen accordingly.
Oh dear, what should I do with all the space in the kitchen now? It might even be worth considering swapping the living area with the kitchen and adding a pantry, right?
I feel like the utility room could still be reduced by 20 cm (8 inches).
I still need to find a spot for the fireplace. I’ll continue tomorrow. See you then and thanks in advance.

Well, you can seal off the space above, or maybe add a door. Since the door under the stairs is now gone, it would also be possible to install a glass panel there.
