Hello everyone,

I am planning to start a new build in Saarland this year.

The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).

My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.

Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.

Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.

So, I have revised my floor plan quite significantly.
Thanks to the users who provided some helpful suggestions.

To those who are going to bring up the straight staircase and the entrance through the garage again: Thanks, I know you don’t like it.

Where is the fireplace located on the upper floor?
Corner cabinets in the walk-in closet are rather difficult and more expensive to furnish.
The fireplace and its proximity to the TV might cause issues; also, are the fireplace dimensions correct? Where will the firewood and fireplace tools be stored? Everything needs its proper place.
The children's rooms seem rather large, or one of them is poorly furnished, with the bed placed directly next to the door.
I really don’t like the bathroom upstairs at all.
Overall, it’s definitely better than before, but I still don’t fully understand why you want to design it this way or differently. I get the impression that you are defending your design and see any criticism as an attack. You want participation but don’t answer questions... that makes it difficult.

Why is there a large toilet/bathroom on the ground floor and a broom closet that doesn't fit a cabinet?
The fireplace makes the staircase unusable.
The upper floor is clearly better.
Bathroom feels very uninspired.
Slide the first child's door to the right.
I don’t like the walk-in closet.
Fireplace is missing.

Right, the fireplace or chimney on the upper floor is missing; I will add it later.

Okay, I just sketched it in roughly. It could also be an option to have one cabinet on the left and one on the right, and a mirror on the wall facing the bathroom.

Maybe part of it could be placed under the stairs. Alternatively, you could swap the broom closet and the bathroom, but then the path would be quite long.

Yes, I didn’t put much effort into it, just added the essentials. If possible, I would like to insert a T-shaped wall there.

How would you divide it? Just make the broom closet half a meter (1.6 feet) wider? There’s nothing inherently wrong with that.

Why? You could leave part of the staircase open and place the fireplace at the end.
Alternatively, I could also imagine using it as a room divider.

You are planning the fireplace on the ground floor at the end of the staircase. Where will the chimney go? Usually, it runs straight up.

How do you want to access the bathroom? The planned door there is less than 2 m (6 ft 7 in) high.

Combine the broom closet and the bathroom into a utility room.
Make the kitchen larger.
Add a small bathroom near the entrance door.
