Hello!

- What do you think of our plan (carport is on the north side)?
- What could be improved or where do you see potential issues?
- We’re also not sure whether the access to the upper floor should be from the living area or from the entrance hall. What are your thoughts?

So, should we make the passage from the dining room to the living room narrower? Currently about 160cm (63 inches).

We have already thought about adding a partition on the upper floor, but have absolutely no idea how that could work...

Do you mean that when you enter through the front door, you don’t see the stairs directly? Because we still want to change that.

Our floor plan is very similar. However, the front door is positioned a bit further down, so that when you enter, you don’t walk straight into the staircase, and you have a clear line of sight through the entire house all the way to the garden.

Overall, I really like the floor plan!

I would keep the staircase as it is, meaning the access to the upper floor remains in the hallway, and the basement stairs should have a door and be accessed from the living area. I had the same setup in my previous house, and it kept the upstairs nice and quiet, plus kitchen odors didn’t travel upstairs. I used the basement less often than the upper floor. Whether an entrance area is a cold muddy zone or a bright, welcoming, and clean space is really up to each person. With a covered entrance, dirty shoes can easily be taken off outside, and the entryway can be part of the heated area (at least in my case 😉 ).

I don’t find it problematic that you have to pass by the kitchen. Who would that bother? Probably not you, and guests usually stay in the kitchen-dining area anyway. That way, the living room remains a pleasant, quiet retreat where people aren’t constantly walking through.

What I don’t like is that you immediately “fall” onto the staircase when entering. I would move the door and shift the carport plus the storage box further to the back / lower part of the plan. Are you allowed to build right up to the property boundary?

The pantry could be removed in favor of a larger kitchen. The basement is naturally cool and therefore the better place for food storage anyway. I would enlarge the guest bathroom so that a shower can fit in as well. Then the kids can use the downstairs when needed, or guests.

Here is an idea of how this could look:

Grundriss: Küche/Essen, Wohnzimmer, Vorraum, WC, Treppen; Garage mit 2 Autos.

Yes, we thought the same regarding the entrance. We’ve already considered many ways to change it...

Now we’ve seen your idea and have to say it looks really good 🙂 We hadn’t thought of placing the door centrally before. Because of your idea, we’re seriously considering removing the pantry. Of course, the small corner in the hallway will remain, but we believe that won’t be an issue.
And the appearance of the kitchen will definitely be better.

Regarding the property boundary, we are still clarifying whether we can build the carport right up to it (height, fire protection, etc.).
We don’t want to push further south because we want to keep the 19 meters (62 feet) in the garden.

Definitely keep the pantry as it is – you don’t want to have to go down to the basement for every little canned good. I really like the floor plan downstairs; the upstairs layout seems too plain to me (I’m a fan of having a dedicated master suite and such 😉 )

The kitchen has enough space for some canned goods, so there’s no need for a pantry, is there?
