Hello everyone,

My wife and I are in the process of building a house for ourselves and our three children.
We have a design from our architect that we would like to discuss.
Please ignore the furniture shown; these are just placeholders. The detailed planning for that is still to come.

Development Plan / Restrictions
Plot size: 6000m2 (60x100), house will be roughly in the center
Main entrance from the west
No slope on the site
Number of floors: 1 plus attic
No special restrictions

Owners’ Requirements
Classic single-family home
Roof type: half-hipped roof
No basement, two fully usable floors
2 adults in early 30s, 2 children (2/5 years old) + 1 planned
Space requirements: see design
Office: occasional need for a study room
Closed kitchen
6 dining seats in the kitchen
12 dining seats in the living/dining room
Conservative construction style
Fireplace in the living room, fireplace in reading corner of attic
Underfloor heating
Garage and heating room already existing in an outbuilding

House Design
Who created the design:
Rough draft by us, inspired by various floor plans, executed by the architect.
Solid construction: Poroton blocks inside, brick outside

What we especially like: the ground floor in general, the large kitchen
What we don’t like: the children’s rooms in the attic are a bit too large.

Our Questions:
What can be improved? What is absolutely unacceptable?
Will the rooms have enough natural daylight?

Yep:

Here on the ground floor: standard double bed size; the bed already has to be placed partially under the window, and the passage between the bed and a closet is too narrow.

Upstairs, you can turn and arrange the bed however you want: the sloping roof always causes problems (the 2-meter line should be approximately between the beam and the dormer corner).

Because you want privacy when you need to use the restroom at night, going from the bedroom to the bathroom. Also, the staircase is the main circulation area in a single-family house.
I would simply swap the staircase and the toilet...

I’m still looking for the floor plan. The upper floor seems to consist only of lined-up children’s rooms, with the necessary rooms named bathroom and bedroom at the top right and top left. The open space is just used as a reading nook to keep symmetry. Bathrooms are located above the living room and not stacked. Hidden staircase but a large foyer... I’ve already commented on the rest.
Did you get the architect somewhere as a bargain?

Food odors tend to spread from the kitchen to the dining area ... therefore, having the kitchen/dining combined and separating the living/sofa/TV area would be much better to contain odors within one room 😉.

Yvonne has clearly illustrated the situation with the bedrooms... it’s quite obvious.

The left and middle children’s rooms are dark, especially in winter... there’s not a single ray of sunlight. The middle child’s room is nearly 27m² (290 ft²), but the window is less than 2m² (22 ft²).

Simply put, the floor plan is unbalanced, and it might be best to start over from scratch.

The north arrow is one thing, the plot is large, but we don’t know what it looks like, nor do we know about the surroundings or what else is planned for the property. All of these are essential pieces of information for designing the floor plan.

Do you really think that will work? I know the market in Poland quite well. Prices there have also skyrocketed. For about 500,000 PLN (Polish currency) you can get a small house to renovate. Of course... you would have double that amount... but for this scale?
Where exactly are you building? You can’t get 6,000 m² (approximately 1.5 acres) just anywhere.
